Stunning Phoenix Home with a Massive Lot & Multi-Car Garage
New construction with big lots is getting harder and harder to find around Phoenix.
Now add in single-level homes, four-car garage options, casitas, oversized homesites, and a dark-sky community, and you've got something that is becoming almost impossible to find.
That's exactly what caught my attention about Rancho Cabrillo – The Retreat in North Peoria.
This community feels different from the typical cookie-cutter new construction neighborhood. The homes are unique, the lots are larger, the streets are dark at night, and the location puts you right on the edge of one of the most exciting growth corridors in the Northwest Valley.
And here's the part I really like:
You can still get a lot of house and a lot of land without jumping into a multimillion-dollar price tag.
After touring this home with Jessylee Reed, I think this community deserves a much closer look.
WHY THIS NORTH PEORIA COMMUNITY IS DIFFERENT
Let's start with something that's becoming increasingly rare:
Space.
The standard homesites here are just under 10,000 square feet, while some premium homesites approach 20,000 square feet.
That's a huge difference from many of today's new construction communities where you're practically looking into your neighbor's windows.
And these aren't just large lots.
The community is 100% single-level.
That makes an enormous difference visually.
When you drive through the neighborhood, you don't have two-story homes towering over everything. You get wider sightlines, more breathing room and a much more open feeling.
There are also no streetlights.
That's because Rancho Cabrillo is designed as a dark-sky community.
And if you've never experienced a dark-sky neighborhood in Arizona, it's hard to explain how beautiful the night sky can be when you're away from all that artificial light.
Imagine stepping outside into your backyard at night and actually seeing the stars.
That's Arizona living.
THE HOME TOUR: BIG, BRIGHT AND COMPLETELY DIFFERENT
The home we toured is approximately 2,500–2,600 square feet with three bedrooms, two-and-a-half bathrooms and a three-car garage.
But the floor plan can be customized.
Depending on the options you choose, you can get:
- Up to five bedrooms
- A den
- A casita
- Three-and-a-half bathrooms
- A four-car garage
- Multiple elevation choices
- Larger outdoor living options
That's one of the things I really like about this builder.
You're not simply picking a floor plan off a menu and being told, "That's it."
There are more opportunities to modify the home and make it work for your lifestyle.
A FRONT COURTYARD THAT MAKES AN IMPRESSION
Right away, the home feels different.
There's a beautiful little courtyard at the entrance, a tall blue front door and soaring ceilings.
And when you walk inside?
Wow.
The ceiling height completely changes the feeling of the home.
This doesn't feel like a 2,500-square-foot house.
The abundance of windows, tall ceilings and wide-open living spaces make it feel substantially larger.
And that's something buyers sometimes overlook when they're comparing homes based solely on square footage.
How a home feels matters.
A KITCHEN BUILT FOR ENTERTAINING
The kitchen was one of my favorite parts of the home.
We're talking about:
- Huge island
- Tons of counter space
- Double ovens
- Gas cooktop
- Large hood
- Farmhouse-style sink
- Additional vegetable sink
- Walk-in pantry
- Plenty of cabinet storage
- Large drawers
- Coffee station
And I love the combination of black, brown and white.
It's modern without feeling cold.
There's also enough room between the island and the surrounding cabinets that multiple people can actually work in the kitchen without constantly bumping into each other.
That's important if you like to entertain.
Or if you have a family that actually uses the kitchen.
THE WALK-IN PANTRY
And then there's the pantry.
This isn't one of those tiny little closets where you have to turn sideways to grab a box of cereal.
It's a legitimate walk-in pantry with plenty of vertical space.
And because the ceilings throughout this home are so tall, there's even more opportunity to add shelving if you need it.
A PRIMARY SUITE THAT ACTUALLY FEELS PRIVATE
Another thing that immediately caught my attention was the primary suite.
The bedroom is spacious, bright and separated from the secondary bedrooms.
But there's something else that's particularly interesting.
There's an actual door between the primary bedroom and bathroom.
If you're new to Arizona real estate, you might not realize how unusual that is.
A lot of Arizona builders have moved toward open primary bathroom designs with no door separating the bathroom from the bedroom.
That can look beautiful.
But from a practical standpoint?
Give me the door.
If two people have different schedules, the last thing you want is bathroom lighting and noise waking up the person who's still sleeping.
THE PRIMARY BATHROOM
The bathroom has:
- Separate vanities
- Plenty of drawers
- Large shower
- Freestanding-style tub
- Water closet
- Large walk-in closet
- Plenty of storage
And the closet is another great example of what you can do with a little extra square footage.
There's room for additional shelving, cabinetry or a custom closet system.
THE SECONDARY BEDROOMS ARE BIG
One of the things I wasn't expecting was how large the secondary bedrooms felt.
For a home around 2,500 square feet, these are very usable bedrooms.
We're not talking about tiny rooms where you can barely fit a bed and dresser.
They're large enough for kids, guests, home offices or whatever your household needs.
And several of the bedrooms feature walk-in closets.
That's another feature that can make a home much more functional.
THE UTILITY ROOM IS MORE THAN A LAUNDRY ROOM
I also liked the utility room.
I call this a utility room rather than simply a laundry room because there's room for much more than a washer and dryer.
You have cabinetry, workspace and storage.
This is where you could keep:
- Cleaning supplies
- Crafts
- Tools
- Holiday decorations
- Extra household items
- Laundry supplies
And then there's a really nice drop zone near the garage.
Those little practical details can make a big difference once you actually live in the house.
THE OUTDOOR SPACE IS WHERE THIS COMMUNITY REALLY SHINES
Now let's talk about what I think is one of the biggest reasons to consider this community:
The lots.
The standard homesites are roughly 10,000 square feet, with some premium lots reaching approximately 20,000 square feet.
That gives you room to actually create an outdoor living space.
Want a pool?
You have room.
Want a large covered patio?
You have room.
Want an outdoor kitchen?
Absolutely.
Want a pergola, fire pit, garden, putting area or a place for the kids and dogs to run?
You have options.
And in Arizona, outdoor space isn't just a luxury.
It's part of how you live.
SHADE IS NOT OPTIONAL IN ARIZONA
One thing I tell buyers all the time is that outdoor shade isn't something you should treat as an afterthought.
You need it.
A beautiful backyard without shade isn't nearly as useful during a Phoenix summer.
So when you're designing your backyard, think about:
- Covered patios
- Pergolas
- Outdoor kitchens
- Shade structures
- Trees
- Desert landscaping
- Pool placement
- Outdoor entertaining areas
And don't just think about how it looks.
Think about how you'll actually use it.
THE BUILDER: SCOTT COMMUNITIES
You may not have heard of Scott Communities.
That's understandable.
They're not one of the giant national builders you're going to see advertised everywhere.
But there's an interesting connection.
Scott Communities is part of the Robson family tree.
If you've lived in Arizona for any length of time, you've probably heard of Robson Communities.
They're a massive development company with decades of experience building communities throughout Arizona.
What I find interesting about Scott Communities is that they're bringing some of that experience into a smaller, more personalized building operation.
And from our experience working with them, they have been very willing to work with buyers on modifications and options.
That's something I pay attention to.
Because when you're building a custom-ish home, flexibility matters.
THIS ISN'T JUST ANOTHER NORTH PEORIA COMMUNITY
The location is another major reason I'm excited about Rancho Cabrillo.
You're right outside of Vistancia, near the 303 and Happy Valley Road.
And that puts you incredibly close to the shopping and services around what we call Four Corners.
Four Corners is essentially the intersection of Happy Valley Road and Lake Pleasant Parkway.
And this area has grown tremendously.
You have access to:
- Sprouts
- Fry's Marketplace
- Target
- Kohl's
- PetSmart
- Discount Tire
- Banks
- Medical and dental offices
- Gas stations
- Restaurants
- Coffee shops
- Retail
- Everyday services
There are dozens of dining options within a short drive.
So while the community itself feels tucked away, you're not actually isolated.
That's an important distinction.
CLOSE TO THE TSMC EMPLOYMENT CORRIDOR
If you're relocating to Phoenix for work in technology, semiconductors or one of the companies supporting that industry, this location gets even more interesting.
The TSMC employment corridor is roughly 15–20 minutes away, depending on traffic.
For someone relocating from places like California, Dallas or Houston, that kind of commute can feel incredibly reasonable.
And the bigger story isn't just TSMC.
It's everything that follows.
As more high-paying jobs move into the Northwest Valley, we're going to continue seeing new businesses, services, housing and infrastructure follow.
That's why I keep telling buyers to pay attention to this part of the Valley.
AND THEN THERE'S LAKE PLEASANT
If you're an outdoor person, you're going to love this location.
Lake Pleasant is nearby.
And we're not just talking about looking at the lake.
You can actually use it.
Boating.
Fishing.
Jet skiing.
Paddleboarding.
Camping.
Hiking.
Water sports.
And if you own a boat, there's another feature I think is pretty cool.
You can dry-dock your boat at Lake Pleasant and have it brought down to the water when you need it.
That's about as close to concierge boating as you can get.
And because you're near Interstate 17, you also have a convenient launch point for getting out of the Valley.
Prescott.
Sedona.
Flagstaff.
Cottonwood.
Camp Verde.
Payson.
Northern Arizona is right there waiting for you.
WHAT ABOUT WATER?
This is one of the questions we hear constantly from buyers relocating to Arizona.
Where does the water come from?
The answer isn't simply about the individual subdivision.
It's about the city's water resources.
Peoria is particularly interesting because the city has access to multiple water sources, including:
- Central Arizona Project water
- Salt River Project water
- Groundwater
- Reclaimed water
That's important because you're not relying on one single source.
And with the amount of growth expected throughout this part of the Valley, water infrastructure and planning are going to continue being critical pieces of the development story.
WHO IS THIS COMMUNITY REALLY FOR?
Here's where I think buyers need to be honest with themselves.
This isn't necessarily the community I'd recommend to everyone.
But if you fit one of these categories, I'd take a serious look:
OUTDOOR ENTHUSIASTS
If you have an RV, boat, off-road toys, bikes or simply love getting outside, the location is fantastic.
MOVE-UP BUYERS
If you're tired of small lots and cookie-cutter homes, this is a completely different experience.
EMPTY NESTERS
Single-level living, large lots and fewer stairs can be a very appealing combination.
YOUNG PROFESSIONALS
Especially if you're working in the Northwest Valley technology corridor.
BUYERS WHO WANT PRIVACY
The larger homesites and single-level design create a much more open feeling.
THE BIGGEST MISTAKE I SEE BUYERS MAKE
Here's what I don't want you to do.
Don't wait until you're completely ready to buy before you start researching new construction.
By then, the best lots may already be gone.
That's especially true when you're talking about 10,000 to 20,000-square-foot homesites.
The best lots are often claimed by people who knew about the community before the general public started paying attention.
That's why we tell relocation buyers to start 12–18 months ahead of their move—and sometimes even earlier.
You don't have to be ready to buy tomorrow.
But you should understand what's coming.
You should know which communities are opening.
You should know which builders are offering what.
And you should know which lots are actually worth paying a premium for.
Because when the right lot becomes available, you need to be ready.
WHY RANCHO CABRILLO IS ON MY RADAR
There are a lot of new construction communities in the Greater Phoenix area.
But they don't all offer this combination:
Large lots.
Single-level homes.
Unique floor plans.
Dark skies.
Four-car garage options.
Casita options.
North Peoria location.
Lake Pleasant access.
TSMC proximity.
And room to actually breathe.
That's what makes Rancho Cabrillo interesting.
It's not trying to be the biggest master-planned community in Arizona.
It's offering something different.
And honestly, I think that's exactly why it could become one of those communities buyers wish they had discovered earlier.
