Massive Phoenix Home with a HUGE RV Garage

If you love the outdoors, own an RV, boat, jet skis, off-road toys—or simply want a large homesite with plenty of space—I think you need to know about this community in North Peoria.


Because opportunities like this are getting harder to find.


We're talking about RV garage homes around 2,700 to 3,000 square feet, oversized 70-foot-wide lots, an average homesite of approximately 10,000 square feet, and select premium lots approaching 20,000 square feet.


And here's the part that really caught my attention:

Some of these RV garage homes are available for under $800,000.


That is a very different price point from some of the other new-construction RV communities popping up around the Northwest Valley.


Let's take a closer look at what makes this community so interesting—and why getting in early matters.


TWO RV GARAGE FLOOR PLANS TO CHOOSE FROM

This builder currently offers two different RV garage home floor plans in this community.


They're both roughly in the 2,700-to-3,000-square-foot range, but there are some differences in bedroom configuration and bathroom count.


One is a four-bedroom plan.


The other is a three-bedroom plus flex-room plan.


One offers approximately two-and-a-half bathrooms, while the other offers three-and-a-half bathrooms.


The square-footage difference between the two is relatively small, but the layouts can make a meaningful difference depending on how you live.


And if you're looking specifically for one of these RV garage homes, there's something you need to know:

There aren't many of these larger lots.


There will only be approximately 110 of these larger homesites when the community is complete.


So if an RV garage and a large lot are on your must-have list, I wouldn't wait until the end of the development to start looking.


MEET THE BUILDER: SCOTT COMMUNITIES

The builder behind these homes is Scott Communities.


And if that name doesn't immediately jump out at you, there's a reason I want to tell you a little more about them.


Scott Communities has a connection to Robson Communities, a major Arizona development company known for building thousands of homes and large-scale communities throughout the state.


Robson has been involved in major developments in Arizona for decades, including golf communities and large master-planned communities.


Scott Communities carries that family connection forward while taking a somewhat different approach to the product.


And after walking through this home, I can see why I'm excited about this builder.


SAME FLOOR PLAN, DIFFERENT ELEVATIONS

One of the things you'll see in this community is that the same floor plan can have completely different exterior elevations.


For example, you can have a more modern look or a farmhouse-inspired elevation.


And here's something important:

The modern elevation is currently more in demand.


That's another reason I keep emphasizing getting involved early.


If you wait until the end of the development, you may have fewer choices—not only in lots, but also in elevations and other selections.


THE RV GARAGE IS THE STAR OF THE SHOW

Let's get to the reason many people are going to be interested in this home.


The RV garage.


This isn't just a regular garage with a slightly larger door.


It's a true RV garage with additional space around the vehicle.


And I really like that it's pre-plumbed for a sink.


That means you can potentially create a dedicated area for tools, outdoor equipment, storage and all the things that come with an RV lifestyle.


There's also a lot of usable wall space.


You could have:

  • RV storage 
  • Tool storage 
  • Workbench 
  • Outdoor equipment 
  • Refrigerator 
  • Sink 
  • Additional cabinetry 
  • Charging station 


And because the garage is so large, you aren't necessarily forced to choose between storing your RV and actually having room to work around it.


That's a big deal.


A HOME THAT'S DESIGNED FOR OUTDOOR LIFESTYLES

This isn't the type of home I'd show someone who simply wants a garage to park two cars in.


This is for someone who uses their garage.


If you have an RV, boat, jet skis, motorcycles, off-road vehicles, golf carts or other toys, the extra space can completely change how you use your home.


And the community itself complements that lifestyle.


You're approximately 20 to 25 minutes from Lake Pleasant, which makes this location particularly interesting for boat owners and water-sports enthusiasts.


Lake Pleasant even offers both wet slips and dry storage options, making it possible to keep your boat nearby without necessarily having to store it at home.


INSIDE THE HOME: A MORE REALISTIC LOOK AT NEW CONSTRUCTION

One thing I really liked about this particular home is that it isn't overly upgraded like some model homes.


That's important.


Model homes can be spectacular—but sometimes they have so many upgrades that buyers leave thinking:

"There's no way my house is going to look like that."


This home gives you a better idea of what a more realistically finished home can look like.


You can still have:

  • Tall ceilings 
  • Beautiful cabinetry 
  • Quartz countertops 
  • Large island 
  • Gas cooktop 
  • Double ovens 
  • Modern finishes 
  • Spacious rooms 
  • Lots of natural light 

without putting every possible upgrade into the house.


THE KITCHEN HAS A LOT OF POTENTIAL

The kitchen is one of my favorite areas of this floor plan.


The island is appropriately sized for the home.


It's not so enormous that it overwhelms the room, but it's large enough for everyday cooking, entertaining and gathering.


You also have:

  • Gas cooktop 
  • Hood 
  • Double ovens 
  • Dishwasher 
  • Microwave 
  • Walk-in pantry 
  • Plenty of cabinetry 
  • Soft-close cabinets 
  • Pre-wiring for pendant lighting 


And if you're building from scratch, you can make decisions about where to spend your upgrade dollars.


For example, this particular Spec home uses more standard cabinetry rather than filling the kitchen with drawers and pull-outs.


That doesn't make it a bad kitchen.


It simply gives you an idea of where you could upgrade if you want more functionality.


A DINING ROOM THAT ACTUALLY MAKES SENSE

At first glance, the formal dining area seems oddly positioned near the front of the house.


But once you understand the floor plan, it starts to make sense.


The kitchen flows directly into the dining area, which creates a nice entertaining space.


And there's enough room to use either a round or square table.


Personally?

I'd go round.


The room is large enough that you have some flexibility with how you furnish it.


THE PRIMARY SUITE IS NICELY SEPARATED

The primary suite is tucked away from the secondary bedrooms and other living spaces.


That's something I always pay attention to.


You don't necessarily want your primary bedroom sitting right next to the kids' bedrooms or directly beside your main entertaining space.


Here, the primary feels more private.


And I really like how the bathroom is positioned.


You can move from the bedroom into the bathroom without creating a direct pathway through the sleeping area.


A PRIMARY BATHROOM WITH PLENTY OF STORAGE

The primary bathroom offers dual vanities with a lot of drawers.


And you know me—I'm always looking for storage.


You've also got:

  • Large shower 
  • Separate bathtub 
  • Water closet 
  • Medicine cabinets 
  • Plenty of vanity storage 
  • Large walk-in closet 


The shower is a really nice size without being unnecessarily enormous.


That's another thing I like about this home.


It's giving you the space you actually need without wasting square footage simply to make a room look impressive.


AND THEN THERE'S THE PRIMARY CLOSET

This closet is big.


It's long, wide and extremely usable.


You could add additional shelving, cabinetry, a dresser or even a bench.


And because the ceilings are tall, there's an opportunity to take the storage vertically as well.


For anyone who has a lot of clothes, shoes or accessories, this is one of those spaces where a professional closet system could make a huge difference.


SECONDARY BEDROOMS ARE SURPRISINGLY LARGE

The secondary bedrooms are difficult to judge when they're completely empty.


But once you put a bed, dresser and nightstand into a 12-by-12 or 12-by-13-foot room, you realize how much space you actually have.


These aren't tiny secondary bedrooms.


They're very functional.


And depending on the floor plan you choose, you can have either three bedrooms plus a flex space or four bedrooms.


That gives buyers some flexibility depending on whether they need:

  • Home office 
  • Guest room 
  • Hobby room 
  • Kids' room 
  • Exercise room 
  • Game room 


THE UTILITY ROOM IS MORE THAN A LAUNDRY ROOM

Another thing I noticed is the size of the laundry/utility room.


You have room for:

  • Washer and dryer 
  • Additional cabinets 
  • Sink 
  • Storage 
  • Folding space 


This is another example of the home being designed around people who actually have stuff.


And if you're an outdoor enthusiast, you're going to have stuff.


THE LOTS ARE A HUGE PART OF THE OPPORTUNITY

Now let's talk about one of the biggest reasons I'm excited about this community.


The lots.


The standard homesites are approximately 70 feet wide and around 10,000 square feet.


That's already a substantial homesite by new-construction standards.


But there are select lots that are approximately 20,000 square feet.


Those are the lots that are going to get people's attention.


And here's something else I want to point out:

The lot premiums here are relatively low compared with some competing communities.


That makes the larger homesites even more interesting.


But there's a catch.


There are only a limited number of them.


WHY YOU NEED TO GET IN EARLY

This is one of those communities where waiting until the entire neighborhood is built out can cost you.


The best lots are typically the first ones buyers want.


The more desirable elevations can disappear.


The larger homesites can disappear.


And the floor plans people want most can become harder to get.


That's why I always tell relocation buyers:

Don't wait until you're ready to buy to start researching new construction.


If you're thinking about buying a year from now—or even two years from now—start the conversation now.


You want to understand what's coming before everyone else does.


A DARK-SKY COMMUNITY WITH NO STREET LIGHTS

Here's another feature that outdoor lovers are going to appreciate.


This is a dark-sky community.


There aren't traditional street lights throughout the neighborhood.


That means when you step outside at night, you're not dealing with the same level of artificial light you get in many newer communities.


Imagine having a 10,000-square-foot backyard, a fire pit, maybe a pool or outdoor kitchen—and then looking up at the Arizona night sky.


That's a completely different lifestyle.


YOU'RE CLOSE TO LAKE PLEASANT

If you enjoy boating, fishing, hiking, camping or water sports, the location is excellent.


You're roughly 20 to 25 minutes from Lake Pleasant.


And Lake Pleasant isn't just a place to go boating.


It's an entire outdoor recreation destination.


You can spend the day on the water, go hiking, take the RV out, ride off-road vehicles or simply get away from the city for a few hours.


And that's one of the things I like about North Peoria.


You can have a beautiful new construction home while still being close to some of the best outdoor recreation in the Valley.


AN OUTDOOR ENTHUSIAST'S DREAM LOCATION

If you're into outdoor recreation, you have a lot of options nearby.


We're talking about:

  • Boating 
  • Fishing 
  • Hiking 
  • Mountain biking 
  • Camping 
  • Off-road vehicles 
  • RV travel 
  • Water sports 
  • Day trips into Northern Arizona 


And because you're close to Interstate 17, getting out of the Valley becomes much easier.


You can head north toward Prescott, Payson, Sedona, Flagstaff and other Northern Arizona destinations.


This is one of those locations where living here can feel a little like having a permanent launch point for weekend adventures.


WHAT ABOUT SHOPPING AND EVERYDAY CONVENIENCE?

You might assume that being close to all this outdoor space means you're going to be completely isolated.


Not at all.


You're still close to major shopping and dining.


The area around Happy Valley Road and Lake Pleasant Parkway has continued to grow, and you'll find grocery stores, restaurants, banking, medical services, pet services, home improvement and plenty of everyday conveniences.


You're also close to major freeway access.


That combination is important.


You get the feeling of being away from the crowds without actually being far away from everything you need.


HOW DOES THIS COMPARE WITH OTHER RV GARAGE COMMUNITIES?

This is where the value proposition gets really interesting.


There are other RV garage opportunities throughout the Northwest Valley, but the pricing can be dramatically different.


For example, newer luxury communities such as Saddleback are expected to have RV garage options starting much higher—around the $1.5 million range.


Then you have communities where RV garages may technically be available but the homesites are much smaller.


And that's where I think this community stands out.


You're getting:

RV garage + large lot + single-level home + North Peoria location + dark skies + outdoor lifestyle


At a price point that can be under $800,000.


That's a pretty compelling combination.


WHY I PREFER THIS OVER SOME SMALLER-LOT RV COMMUNITIES

There are RV garage homes being built on smaller lots throughout the Northwest Valley.


But here's the problem people don't always think about.


When you combine an RV garage with a smaller homesite, you can end up with a lot of vehicles and equipment packed into a relatively small space.


That can mean:

  • More cars in driveways 
  • More cars on the street 
  • Less backyard space 
  • Less privacy 
  • Less separation between homes 


And if you're buying specifically because you want space for your RV lifestyle, that seems counterproductive to me.


Here, the 70-foot-wide lots make a big difference.


IS THIS A FAMILY COMMUNITY?

I'd say this community feels more geared toward a mature buyer or outdoor-oriented buyer than a traditional family-focused master-planned community.


There isn't an enormous list of resort amenities.


And honestly, I think that's part of the appeal.


You're not paying for 12 pools, multiple clubhouses and a giant list of amenities you may never use.


Instead, you're getting:

Space. Privacy. Large lots. Single-level homes. RV garages. Dark skies. Outdoor access.


That's a different type of luxury.


THE NORTHWEST VALLEY IS CHANGING FAST

There's another reason I think this area deserves attention.


Taiwan Semiconductor is changing the Northwest Valley.


We've already watched what Intel did for the Southeast Valley over the last several decades.


Chandler, Gilbert and Queen Creek experienced tremendous growth as employment expanded.


Now we're watching something similar happen in the Northwest Valley.


TSMC is bringing thousands of high-paying jobs to the region, and it's not just the direct employment.


Companies follow major employers.


Infrastructure follows jobs.


Housing follows employment.


Retail follows rooftops.


And that creates a long-term transformation.


We're already seeing it happen.


WHY PEORIA IS ONE OF THE AREAS I'M WATCHING

Peoria has something that I think is particularly attractive:

You don't have to choose between growth and convenience.


You can still get relatively close to outdoor recreation while having access to major shopping, medical services, employment and freeways.


And that's important when you're thinking about long-term appreciation.


I'm not saying every home in Peoria is automatically a great investment.


There are always tradeoffs.


But when you're looking at future growth, employment, infrastructure and demand, North Peoria deserves attention.


WHO SHOULD BE LOOKING AT THESE HOMES?

If you fit any of these descriptions, I'd put this community on your radar:


RV OWNERS

You get a dedicated RV garage instead of trying to squeeze your RV into a standard setup.


BOATERS

You're relatively close to Lake Pleasant.


OUTDOOR ENTHUSIASTS

Hiking, biking, off-roading, camping and water recreation are all within easy reach.


RETIREES AND EMPTY NESTERS

Single-level living and large homesites can be a great combination.


BUYERS LOOKING FOR SPACE

A 10,000-square-foot homesite gives you significantly more outdoor space than many new communities.


BUYERS LOOKING FOR VALUE

Getting into an RV garage home for under $800,000 is increasingly difficult in some parts of the Valley.


INVESTORS AND LONG-TERM BUYERS

The Northwest Valley is experiencing major employment and infrastructure growth, which makes the area worth watching.


THE BOTTOM LINE

I think this community is one of those opportunities that could easily fly under the radar.


The builder isn't necessarily a household name like Taylor Morrison, Pulte or Lennar.


But that doesn't mean the product isn't worth considering.


In fact, that's exactly why I think you should take a closer look.


You're getting a combination that isn't easy to duplicate:

Large single-level homes + RV garages + 70-foot lots + 10,000-square-foot average homesites + select 20,000-square-foot lots + dark skies + Lake Pleasant access + North Peoria growth.


And then there's the price.


Some RV garage homes are available for under $800,000.


When you compare that with other RV garage communities in the Northwest Valley, the difference can be significant.


DON'T WAIT UNTIL THE BEST LOTS ARE GONE

Here's the biggest thing I want you to take away.


If you want one of the premium 20,000-square-foot lots, an RV garage, a particular elevation or one of the more desirable homesites, you need to get involved early.


There's a reason I keep saying:

Get in line to get in line.


The best opportunities don't necessarily wait for you.


And if you're relocating to Arizona, you have an even bigger disadvantage if you're trying to discover these communities on your own from another state.
