Luxury Single-Level Home in One of Phoenix's Best Master-Planned Communities
If you've been looking for luxury new construction in North Phoenix, there's a community you need to know about.
Verdin by Taylor Morrison is unlike anything I've seen built in the Phoenix Valley.
And I'm not just talking about the homes.
I'm talking about the location, the open desert, the oversized homesites, the mountain views, the privacy, and the overall lifestyle this community is creating.
But here's the thing...
Most of the premium lots are already gone.
And that's important because Verdin isn't releasing homesites all at once. They're releasing them in phases, with only a handful of lots becoming available at a time.
So if you're waiting until you see the perfect homesite online before getting serious, you may already be too late.
We recently toured the Hawthorne floor plan with a casita, part of Taylor Morrison's Capstone Collection, and this home is a perfect example of why Verdin is attracting buyers who are looking for something truly different.
Let's take a closer look.
THIS IS NOT YOUR TYPICAL NORTH PHOENIX COMMUNITY
The first thing you notice about Verdin isn't the houses.
It's the desert.
This 473-acre master-planned community sits surrounded by beautiful Sonoran Desert, State Trust Land, and the Phoenix Sonoran Preserve.
And unlike many newer communities where you're looking at rooftops, construction equipment, and more rooftops, Verdin is being designed around open space and preservation.
There will be approximately 100 acres of preserved open space throughout the community.
That changes the entire feeling.
You're not simply buying a new house.
You're buying into a much more private, elevated desert lifestyle.
And for buyers who want space, privacy, mountain views, and access to the outdoors, that's a big deal.
THE HAWTHORNE: 4,200 SQUARE FEET ON ONE LEVEL
Let's talk about the home.
We're looking at approximately 4,200 square feet, all on one level, plus a separate casita.
And when you pull up, the first thing that stands out is the size of the homesite.
The front yard alone feels substantial.
This isn't the kind of luxury home where the house takes up almost the entire lot.
There's breathing room.
And that continues throughout the property.
But the real surprise is the casita.
THE CASITA IS BASICALLY ITS OWN HOME
This isn't just a bedroom with a bathroom attached.
It's a legitimate separate living space.
The casita features:
- Full kitchen
- Full-size refrigerator
- Cooktop
- Microwave
- Dishwasher
- 42-inch upper cabinets
- Family room
- Separate bedroom
- Private bathroom
- 10-foot ceilings
- Large sliding glass door
This could be an incredible setup for parents, adult children, extended family, guests, or even someone who simply wants a completely separate space.
And because it's detached from the primary living area, you get something that's becoming increasingly difficult to find:
Privacy.
There are a few things in the casita that I would change.
The bathroom doesn't have a medicine cabinet, and storage is somewhat limited. There are also a couple of interesting cabinetry decisions in the kitchen that made me scratch my head.
But here's the important part:
These are things you can potentially address when you're building.
And honestly, the casita is just the beginning.
The main house is where things get really impressive.
THIS KITCHEN IS SERIOUS
When I walked into the main living area, my first thought was:
Wow.
And then I saw the kitchen.
This is what I call a center island.
It's enormous.
The kitchen features:
- Wolf appliances
- Sub-Zero refrigerator
- Cove dishwasher
- Gas cooktop
- Separate microwave
- Large hood
- Wine refrigerator
- Beautiful cabinetry
- Tons of drawers
- Pull-out storage
- Oversized island
- Large prep areas
- High-end finishes
And this isn't one of those kitchens where everything is beautiful but there's nowhere to actually put anything.
There's storage everywhere.
The cabinetry is also layered with different colors and finishes, giving the kitchen a more custom, high-end appearance.
And that hood?
That is a statement piece.
TWO DINING AREAS AND A MASSIVE GREAT ROOM
One thing I really like about this floor plan is the amount of space dedicated to gathering.
You have a breakfast area right off the kitchen, plus a more formal dining area.
And then there's the great room.
Actually, calling it one great room doesn't really do it justice.
It's more like two living spaces combined into one enormous area.
That's something I'm seeing more frequently in higher-end homes.
Instead of pushing all the furniture against one wall and trying to figure out where the television goes, you can create two distinct areas.
One could be for:
- Conversation
- Games
- Reading
- Entertaining
And the other could be your television or movie area.
It gives the room flexibility without making it feel chopped up.
And the windows?
Absolutely beautiful.
Verdin does a fantastic job of bringing the desert landscape into the home.
THE PRIMARY SUITE FEELS LIKE A PRIVATE RETREAT
The primary suite is tucked away from the rest of the home.
And that's exactly where I want it.
But what really caught my attention was the bathroom.
The bathroom is completely separated from the sleeping area, which is something I personally love.
You get:
- Two large vanity areas
- Tons of drawers
- Large walk-in shower
- Multiple showerheads
- Built-in bench
- Separate tub
- Water closet
- Linen storage
- Huge walk-in closet
And there's another detail that I really appreciated.
The shower has multiple showerheads, including a rain-style option.
There's also a separate area that can help contain the warmth and steam.
That's one of those things that sounds minor until you're actually living in the home.
THE WALK-IN CLOSET IS READY FOR A CUSTOM BUILD-OUT
The closet is large, but if you're spending this kind of money on a home, I'd probably take it one step further.
This is where I'd bring in a custom closet company and design the entire space around how you actually live.
Shoes.
Handbags.
Jewelry.
Belts.
Watches.
Seasonal clothing.
Everything.
You have the space to do it properly.
And that's really the theme of this house.
Space.
Not just square footage for the sake of saying you have 4,200 square feet.
Space that actually works.
A HOME OFFICE THAT DOESN'T FEEL LIKE AN AFTERTHOUGHT
There's also a substantial office/flex space.
And this could go in so many different directions.
Obviously, it could be an office.
But it could also become:
- A second office
- Music room
- Piano room
- Lounge
- Library
- Game room
- Movie space
- Flex room
If you have two people working from home, you could easily create separate work zones.
And because this is such a large home, you're not forced to use the same room for multiple purposes.
That's a luxury in itself.
THE BUTLER'S PANTRY IS NEXT LEVEL
Okay, this deserves its own section.
Because this isn't just a little hallway with a few cabinets.
This is a real butler's pantry.
There's additional cabinetry, counter space, a second dishwasher, another refrigerator, wine storage, and plenty of room to keep entertaining mess away from the main kitchen.
Think about hosting Thanksgiving.
Or Christmas.
Or a dinner party.
You can have the main kitchen looking beautiful while the dirty dishes and serving pieces disappear into the secondary prep area.
That's exactly what a good butler's pantry should do.
And there's also a separate walk-in pantry with plenty of vertical storage.
EVEN THE LAUNDRY ROOM IS A UTILITY ROOM
This isn't just a place to put your washer and dryer.
There's a utility area with:
- Sink
- Cabinets
- Counter space
- Storage
- Folding area
- Drop zone
- Additional workspace
For a house this size, that's exactly what you want.
You need somewhere for all the stuff that doesn't belong in the kitchen, garage, or living spaces.
And this home has it.
GUEST BEDROOMS THAT ACTUALLY FEEL LIKE GUEST SUITES
The secondary bedrooms are generously sized.
One has its own private bathroom and walk-in closet, making it ideal for guests.
And that's another thing I like about this floor plan.
If you have visitors, they don't necessarily have to feel like they're staying in the kids' hallway.
They can have their own private space.
That's especially important in a home that's designed for entertaining and hosting.
AND THEN THERE'S THE BACKYARD
This is where the homesite really starts to make sense.
You have enough room to create your own private outdoor retreat.
We're talking about space for:
- Resort-style pool
- Outdoor kitchen
- Large covered patio
- Fire features
- Putting green
- Lounge areas
- Outdoor dining
- Garden
- Desert landscaping
- Entertaining spaces
You could essentially create your own little desert resort.
And because of the way these homesites are positioned, privacy is a major part of the appeal.
You aren't simply getting a big house.
You're getting room around the house.
VERDIN IS ALL ABOUT PRIVACY
This is one of the biggest differences between Verdin and many other new construction communities in the Valley.
You're combining:
Gated community + large homesites + desert preserve + open space + significant setbacks.
That's a very different experience.
And if you've been looking at luxury communities around North Phoenix, you know how difficult it can be to find all of those things in one place.
BUT HERE'S THE PART YOU NEED TO KNOW ABOUT THE LOTS
This is where timing becomes extremely important.
At the time of our tour, Verdin had only been open for about six months.
And yet many of the premium homesites were already gone.
We're talking about homesites with $150,000-plus lot premiums.
That's how quickly buyers jumped in.
And Taylor Morrison isn't simply releasing every homesite at once.
They're releasing them in phases.
Only a limited number of lots are becoming available at a time.
So if you're thinking:
"I'll wait until the next release and then decide."
That's not necessarily how this works.
By the time you see the lot you want, someone else may already be in line.
This is exactly why relocation buyers need to get connected early.
DON'T BUILD A CHEAP MILLION-DOLLAR HOME
I'm going to be brutally honest about something.
If you're shopping in Verdin, don't try to build the cheapest possible house just because you can.
I've seen buyers make this mistake before.
They fall in love with the community.
They see the lot.
They see the views.
And then they try to squeeze the house into a budget that doesn't really fit the neighborhood.
That's how you end up with a lower-quality home surrounded by much higher-end properties.
And when it's time to sell?
That can become a problem.
You don't necessarily need every upgrade.
But you do want your home to make sense for the community and the homesites around it.
That's where understanding the trade-offs becomes so important.
WHAT DOES VERDIN COST?
This is definitely a luxury community, but there are multiple price points.
Taylor Morrison has five different series in Verdin, which is unusual.
The Capstone Collection we're looking at here is firmly in the luxury category.
The floor plans in this particular series start above approximately $1.3 million, and many buyers will ultimately finish their homes closer to the $2 million range, depending on the homesite and selections.
But there are other series within Verdin that can bring the entry point down considerably, with opportunities starting around the $600,000 range.
So don't assume Verdin is only for someone looking to spend $2 million.
There are different ways to enter the community.
WHAT DO YOU GET FOR THE $250 HOA?
The HOA is approximately $250 per month.
And for this type of community, the amenities are substantial.
Residents will have access to:
- Resort-style pool
- Lap pool
- Fitness center
- Movement studio
- Pickleball courts
- Dog park
- Playground
- Clubhouse
- Event lawn
- Walking trails
- Open space
And there's a lot more than just a pool and a tiny clubhouse.
The entire community is being designed around outdoor living and preservation.
That's a big part of what you're paying for.
IS VERDIN A GOOD PLACE TO RAISE A FAMILY?
Here's where I'm going to give you the honest answer.
It can be. But I don't think it's necessarily the best choice for every family.
The marketing shows families.
There's a playground.
There are trails.
But the overall lifestyle feels much more suited to:
- Empty nesters
- Retirees
- Executives
- Young professionals
- Buyers who value privacy
- Outdoor enthusiasts
- Luxury buyers
If you're raising teenagers who want to walk to a friend's house or ride their bikes to a bunch of neighborhood activities, there may be better communities for you.
But if your idea of luxury is:
quiet, privacy, open desert, beautiful architecture, large homesites, and access to incredible outdoor spaces...
This is a completely different conversation.
LOCATION: WHY NORTH PHOENIX IS SO ATTRACTIVE
This is another huge reason Verdin is getting so much attention.
You're positioned between several major employment and lifestyle destinations.
TSMC
The Taiwan Semiconductor Manufacturing Company employment corridor is nearby, and it's not just TSMC itself.
We're talking about the companies, suppliers, and businesses that are following that massive investment into North Phoenix.
MAYO CLINIC
The Mayo Clinic and the Desert Ridge medical corridor are also within roughly 15–20 minutes, depending on exactly where you're going.
SCOTTSDALE
You're also positioned close enough to Scottsdale to take advantage of the restaurants, shopping, entertainment, and employment opportunities without paying Scottsdale prices for every square foot of land.
CAVE CREEK
And then there's Cave Creek.
If you've never spent time there, it's one of those areas that feels completely different from the rest of the Valley.
Restaurants.
Events.
Outdoor recreation.
Art.
Desert scenery.
And some seriously good food.
Verdin gives you access to that lifestyle without actually having to live in Cave Creek proper.
DESERT RIDGE IS CLOSE, TOO
Need shopping?
Desert Ridge is one of the Valley's major shopping and entertainment destinations.
You have:
- Restaurants
- Retail
- Entertainment
- Medical services
- Grocery stores
- Fitness
- Coffee shops
- Everyday necessities
And you're also not far from High Street, Scottsdale Quarter, and Kierland.
That's a pretty impressive collection of amenities within a relatively short drive.
WHAT ABOUT WATER?
Of course, somebody is going to ask.
"But what about water?"
This comes up with almost every new construction community in the Phoenix area.
Verdin is located in an area with a stated 100-year water supply, and the community has gone through the necessary planning and approvals for development.
And just like I've said in many of my other videos, you shouldn't simply take my word for it.
If water is one of your concerns, do your research.
Look at the actual water resources, planning documents, and long-term infrastructure supporting the community.
That's what informed buyers should do.
THIS IS A PRESERVE-FOCUSED COMMUNITY
One of my favorite things about Verdin is that it isn't trying to bulldoze every square inch of desert and replace it with houses.
The community is approximately 473 acres, with roughly 100 acres of preserved open space.
You're also surrounded by the Phoenix Sonoran Preserve and State Trust Land.
That means the desert is part of the experience.
And that is exactly what many luxury buyers are looking for.
Not just a luxury house.
A luxury lifestyle.
WHAT MAKES VERDIN DIFFERENT?
After touring this community, I kept coming back to the same thought:
I've never really seen anything quite like this in North Phoenix.
There are plenty of master-planned communities.
There are plenty of luxury homes.
There are plenty of communities with pools and clubhouses.
But putting all of this together—
- Large homesites
- Preserve views
- Mountain views
- Single-family homes
- Luxury construction
- Open desert
- High-end amenities
- Privacy
- Proximity to TSMC
- Proximity to Mayo Clinic
- Proximity to Scottsdale
- Proximity to Cave Creek
—that's what makes Verdin so interesting.
VERDIN VS. SADDLEBACK
If you're looking at Verdin, there's another community you should probably know about: Saddleback.
Saddleback is going to be more remote.
It will be farther from Scottsdale and Cave Creek, but it will still benefit from the TSMC employment corridor.
And it's closer to the lakes and outdoor recreation.
It's also expected to be significantly larger than Verdin.
So which one is better?
That's the wrong question.
The better question is:
Which one is better for YOU?
Because if you want accessibility, Verdin may have the advantage.
If you want more privacy and a more remote lifestyle, Saddleback could be worth considering.
That's why I always tell relocation buyers:
Don't become an area specialist before you've compared the entire Valley.
THE BOTTOM LINE
Verdin is not an affordable new construction community.
And it's not trying to be.
This is about something completely different.
It's about opportunity, privacy, lifestyle, quality, space, and location.
If you're looking for a $600,000 home, there are other communities I'd probably put at the top of your list.
But if you're looking for a luxury home in North Phoenix with large homesites, preserved desert, mountain views, high-end amenities, and proximity to some of the Valley's biggest employment centers, Verdin deserves your attention.
And here's the biggest thing I want you to remember:
Don't wait until you're ready to buy.
Especially if you're relocating.
The premium lots are already being absorbed.
The community is releasing homesites in phases.
And the buyers getting the best opportunities aren't necessarily the ones who found the community first online.
They're the ones who were connected early enough to know what was coming next.
