If you're looking for new construction in Surprise, Arizona, but don't want to sacrifice quality, outdoor access, or location just to keep the price reasonable, there's a community you need to know about.
And honestly, this one surprised me.
We're talking about a single-level home with 3 bedrooms, 2 bathrooms, a 3-car garage, and approximately 2,100 square feet—all in a quaint community near the Peoria border.
Add in a relatively low HOA, mountain views, nearby trails, and some pretty incredible builder incentives, and this starts checking a lot of boxes.
The community we're touring is one of those places that gives you a little bit of that Peoria lifestyle without the Peoria price tag.
And depending on what you're looking for, it could be a fantastic fit for a young professional, empty nester, snowbird, second-home buyer, or someone simply looking for a comfortable single-level home.
Let's take a closer look at the Dove floor plan.
FIRST IMPRESSIONS: THIS HOME FEELS BIG
One of the first things I noticed walking into the Dove is how spacious it feels.
You have a wide entry hallway, tall ceilings, and a layout that immediately opens up rather than making you feel boxed in.
There's also a flex room right near the front of the home.
And this isn't a tiny little flex room.
It's big.
You could use it as:
- A home office
- A den
- A kids' playroom
- A gaming room
- A craft room
- A second living area
And because it has doors, you can actually close it off when you need some separation.
That's a feature I really appreciate, especially for people working from home.
THE KITCHEN: BEAUTIFUL WITHOUT GOING OVERBOARD
The model home uses a darker design with deep cabinetry, a blue-toned backsplash, gold hardware, and lighter countertops.
It's definitely a statement.
Personally, I think the darker colors make the kitchen feel a little more dramatic than it needs to be, but that's the beauty of new construction—you get choices.
And this home is actually a great example of something buyers sometimes overlook.
You don't have to upgrade everything.
The builder is showing a home that isn't completely loaded with expensive upgrades.
Some cabinets are standard rather than drawers. There aren't pull-outs everywhere. The appliances and finishes aren't necessarily the most extravagant options.
And yet?
It still looks really good.
That's important because model homes can sometimes make buyers think they have to spend another $100,000 just to make their house look finished.
You don't.
A FEW KITCHEN DETAILS I REALLY LIKE
There's plenty of countertop space, a large sink, a good-sized microwave, and a generous cooking area.
I also like the fact that the refrigerator doesn't interfere with the main walkway when you open the freezer.
And the pantry has a glass door.
Would I personally choose a glass pantry door?
Probably not.
Unless you're one of those people who has everything perfectly organized with matching containers and labels, you're going to see everything inside.
But that's a personal preference.
The kitchen also opens directly into the dining and living areas, creating that open-concept space most buyers are looking for today.
THE DINING AREA IS MORE FLEXIBLE THAN IT LOOKS
There's no traditional formal dining room here.
Instead, you have a large dining area tucked between the kitchen and the backyard.
And honestly, I like that.
You could use it as a traditional dining space, but you could also make it more casual.
A round table works beautifully here, but because the room is fairly square, you have flexibility with how you furnish it.
You could even add a buffet along the wall for additional storage.
Then you've got the sliding glass door leading directly to the backyard.
And that's where this home really starts to shine.
THE BACKYARD: SHADE, SPACE AND OUTDOOR LIVING
Arizona buyers understand the value of shade.
This backyard has it.
There's a covered patio, a centered pergola-style structure, landscaping, a water feature, turf, and plenty of room to personalize the space.
There's also a gas stub for a future barbecue.
One thing I always tell buyers in Arizona is to think carefully about landscaping.
Trees and strategically placed vegetation don't just make your yard prettier—they can make it feel cooler.
And while turf looks great, it can actually hold a surprising amount of heat during our summers.
For Arizona living, thoughtful desert landscaping can make a big difference.
THE PRIMARY SUITE
The primary bedroom is separated from the secondary bedrooms, which gives the owners a little more privacy.
And it's a good-sized room.
But one thing that really caught my attention was the huge opening between the bedroom and bathroom.
It looks fantastic.
But functionally?
I'd probably change it.
If you and your spouse have different schedules, light and noise can become an issue. A large open doorway right next to the bed doesn't give you much separation.
The good news is that this is something you can potentially address after closing.
A contractor could add a beautiful door or modify the opening to make the space more functional.
THE PRIMARY BATHROOM
The bathroom has a lot going for it.
There's a large vanity with plenty of drawers, a window bringing in natural light, a medicine cabinet, a generous walk-in shower, built-in niches, and a large closet.
I especially like the storage.
And the closet is long and narrow, which actually makes it very usable.
You could add additional shelving higher up and dramatically increase your storage capacity.
That's one of those spaces where a little customization could make a huge difference.
THE THREE-CAR GARAGE AND LAUNDRY ROOM
The Dove also gives you a three-car tandem garage.
That's a big deal for buyers who need extra storage, a workshop, toys, bikes, or simply want additional garage space.
And importantly, you don't have to walk through the laundry room to get into the house.
The laundry room is its own space and includes a sink, cabinets, drawers, and plenty of room to add even more storage.
Again, the builder is showing you what the home can look like without going completely crazy with upgrades.
You can always add cabinetry later.
THE SECONDARY BEDROOMS
The secondary bedrooms are nicely sized.
One is large enough to function as a bedroom-sized office, which is another reason I think this floor plan works particularly well for professionals.
You could have two people working from home without necessarily taking over the main living space.
There's also enough flexibility to make one of these rooms a guest room, hobby room, or additional office.
The overall layout creates a nice separation between the primary suite and the secondary bedrooms.
For a single-level home, that's a big plus.
WHY I LIKE THIS COMMUNITY
Now let's get to the part that really makes this community interesting.
Location.
This area is right near the Peoria border, and that makes a huge difference.
Surprise has a lot of new construction, but not all parts of Surprise feel the same.
Some areas are much more remote.
Some are still waiting for shopping and amenities to catch up with the housing growth.
This particular location gives you something different.
You get the quieter, more open feel of Surprise while being close to everything happening in Peoria.
And that's exactly what makes it appealing.
PEORIA AMENITIES WITHOUT PEORIA PRICES
Peoria has become increasingly expensive, particularly in the areas around the Northwest Valley's major employment corridors.
But you don't necessarily have to pay Peoria prices to access Peoria amenities.
From this community, you're roughly 10–15 minutes from major shopping and dining areas.
One of the major destinations is the Four Corners area around Happy Valley Road and Lake Pleasant Parkway.
And when I say there's a lot there, I mean a lot.
You've got grocery stores, restaurants, home improvement stores, medical services, automotive services, banking, fitness, and all kinds of everyday necessities.
You don't necessarily need to live directly in the middle of all that activity.
You can live a little farther out, enjoy the quieter surroundings, and drive in when you need something.
For a lot of buyers, that's the sweet spot.
WHAT ABOUT SHOPPING?
You're also within reasonable driving distance of two major shopping destinations.
PRASADA
Prasada has continued to grow and now offers a huge variety of stores, restaurants, Costco, Sam's Club, and other big-box retailers.
It's becoming more of a destination in the Northwest Valley.
ARROWHEAD
Arrowhead offers another shopping option, including higher-end retailers, restaurants, entertainment, and the Peoria Sports Complex nearby.
If you're a baseball or Spring Training fan, that's another major benefit.
And because this community sits between Surprise and Peoria, you really get the best of both areas.
OUTDOOR ACCESS IS A BIG DEAL
This is another reason I like the location.
There are trails and open desert areas nearby, including the smaller mountain ranges that give this part of Surprise its character.
If you're a hiker, biker, dog owner, or simply someone who wants to get outside, that matters.
You don't necessarily need a massive master-planned community packed with amenities if you have access to the outdoors right outside your door.
And that's part of what makes this community feel different.
WHO IS THIS HOME REALLY FOR?
I could see this floor plan working for a surprisingly wide range of buyers.
YOUNG PROFESSIONALS
If you're working in the Northwest Valley technology or semiconductor industry, the location can make a lot of sense.
You're close to major employment corridors without paying the premium associated with some of the more expensive nearby communities.
EMPTY NESTERS
This might be an even better fit.
Single-level living, a manageable amount of space, a three-car garage, low HOA fees, and nearby outdoor recreation check a lot of boxes.
SNOWBIRDS AND SECOND-HOME BUYERS
If you're looking for a newer home in Arizona without spending luxury-level money, this is worth considering.
The floor plan is large enough to accommodate guests but isn't so large that you're maintaining a massive home you only use part of the year.
FIRST-TIME BUYERS
This is also worth a look for buyers who want a nicer new construction home but don't want to go overboard on upgrades.
And because the model isn't completely overloaded with expensive finishes, you can get a better sense of what the home could actually cost.
THE TRADE-OFF: YOU ARE A LITTLE REMOTE
Now, let's be honest.
There is always a trade-off.
This isn't the community for you if you want to walk outside and have a grocery store, coffee shop, and restaurant five minutes away.
You're going to drive.
For many everyday shopping needs, you're looking at roughly 10–15 minutes.
And getting to some of the larger shopping and entertainment areas can take 20–30 minutes depending on where you're going and traffic conditions.
But here's how I look at it:
If you're willing to trade a few extra minutes in the car for more space, better views, quieter surroundings, and a lower price, this could be a very good trade.
That's the conversation you need to have before buying anywhere in the Phoenix Valley.
It's not about finding the "perfect" community.
There isn't one.
It's about figuring out which trade-offs actually work for your lifestyle.
WHY TIMING MATTERS WITH NEW CONSTRUCTION
Here's something I really want relocation buyers to understand.
If you're moving to Arizona a year from now, don't wait until you're three months away to start looking.
That's often too late.
The best lots can be gone before you even arrive.
The buyers who get the most desirable lots are frequently the people who knew the community was coming, understood the lot layout, and were ready to act when the opportunity appeared.
That's especially true when you're looking for:
- Mountain views
- Preserve lots
- Larger lots
- No rear neighbors
- Specific orientations
- Certain floor plans
- Premium locations
And that's where having someone who knows the entire Valley—not just one neighborhood—can make a huge difference.
THE BOTTOM LINE
After walking through the Dove floor plan, I really like what this community is offering.
You get:
- Approximately 2,100 square feet
- Three bedrooms
- Two bathrooms
- A three-car garage
- Single-level living
- A flexible office/den
- Large primary suite
- Low HOA
- Nearby trails and outdoor recreation
- Access to Peoria amenities
- Mountain views in select locations
- New construction
- Builder incentives
- A quieter setting away from the busiest areas
Is it perfect?
No.
You're farther from some shopping and entertainment, and you'll be driving more than you would in a more established urban area.
But if you're looking for Surprise affordability with a little more of that Peoria feel, this is absolutely a community I'd put on your radar.
And that's really the bigger point.
When you're relocating to the Phoenix Valley, don't just search for a house.
Look at the location, commute, amenities, lifestyle, future development, lot, builder, incentives, and resale potential.
Those things can change the entire experience of living here.
