Affordable New Home in Phoenix's Ultimate Outdoor Community
Everyone is talking about Verdin in North Phoenix, and honestly, I understand why.
This is one of the most unique communities I've seen being developed in the Phoenix Valley. You're right next to the Phoenix Sonoran Preserve, close to Cave Creek, about 15 minutes from Desert Ridge and Mayo Clinic, and just a short drive from the massive Taiwan Semiconductor employment corridor.
And here's the part that surprises a lot of buyers:
You don't have to spend $2 million or $3 million to get into Verdin.
Taylor Morrison's Discovery Collection gives buyers an opportunity to get into this extraordinary desert community at a much lower price point. And the Poppy floor plan is one of the homes that caught my attention.
But there's a catch.
If you're waiting until you're "ready" to buy before researching Verdin, you could easily miss the best lots.
Let's take a closer look.
VERDIN IS UNLIKE ALMOST ANYTHING ELSE IN THE VALLEY
The first thing you notice about Verdin isn't necessarily the homes.
It's the land.
This community was designed around the surrounding Sonoran Desert, with more than 100 acres of natural desert preserved within the community. You're not simply buying a house in a neighborhood.
You're buying into a lifestyle where the desert is part of your backyard experience.
And that's a big reason why these homes are attracting so much attention.
The location is another huge advantage.
From Verdin, you're roughly 15 minutes from:
- Taiwan Semiconductor's growing employment corridor
- Cave Creek
- Desert Ridge
- Mayo Clinic
- Shopping, dining and entertainment
- Outdoor recreation and desert trails
That's what makes Verdin so unusual.
You can feel like you're living out in the middle of the desert while still being relatively close to the places you're likely to visit regularly.
THE POPPY FLOOR PLAN: LUXURY WITHOUT THE $2 MILLION PRICE TAG
The Poppy is part of Taylor Morrison's Discovery Collection, which is one of the ways buyers can get into Verdin without jumping immediately into the community's multimillion-dollar luxury product.
At the time of the video, Taylor Morrison was advertising the entry point for this collection in the high $600,000s, with one plan priced at approximately $698,990.
But don't let that number fool you.
Once you add upgrades, lot premiums and the options that buyers typically want, you're realistically moving into the upper $700,000s, $800,000s and potentially closer to $1 million.
And that's actually the point.
You're getting an opportunity to purchase in a community where other homes can push well beyond $2 million.
In a luxury neighborhood, there's a lot to be said for being one of the smaller homes rather than trying to build the biggest home on the block.
FIRST IMPRESSIONS: THE COURTYARD IS A GREAT TOUCH
The Poppy immediately makes an impression with a large front courtyard.
I love this design element because it gives the home a different feel from the typical front entry.
It creates an additional outdoor space and adds a little architectural drama before you even walk inside.
But there is one thing to think about when selecting your homesite.
Pay attention to what will be next door.
If you choose a lot next to a two-story home, that may become your permanent view from the courtyard.
This is exactly why lot selection matters so much in a community like Verdin.
THE SECONDARY BEDROOMS ARE SURPRISINGLY FLEXIBLE
The first bedroom is located toward the front of the home.
It's a good example of why you shouldn't judge room size solely by looking at a model home.
The high ceilings make the room feel larger, but the actual bedroom is fairly moderate in size.
The model uses a queen-sized bed, and once you add nightstands and a dresser, there's not a tremendous amount of leftover space.
The good news?
You still get a walk-in closet.
That's something I really like about this floor plan.
The secondary bedrooms don't feel like they're being given the leftover space in the house.
A PRIVATE GUEST SUITE
Another bedroom is configured as a private suite.
This would be an excellent option for:
- A parent
- A mother-in-law
- Long-term guests
- An adult child
- A roommate
You have a bedroom, walk-in closet and private bathroom.
Again, it's not enormous, but it doesn't need to be.
It's practical.
And that's an important distinction when you're evaluating a floor plan.
You don't necessarily need enormous bedrooms. You need the right amount of space in the right places.
A HOME OFFICE THAT IS ACTUALLY IN A QUIET LOCATION
One of my favorite features of the Poppy is the office.
It's tucked away from the main living area.
For anyone who works from home, that's a big deal.
I've worked from home, and I can tell you that having your office right in the middle of the household can become noisy very quickly.
This room could easily become:
- A home office
- Homework room
- Flex room
- Game room
- Hobby room
And if you want additional privacy, you could add a door.
THE KITCHEN IS OPEN, BUT THE LIVING AREA FEELS MORE COZY
The kitchen has a nice open design with a large quartz island.
There are plenty of drawers, which I always like seeing because drawers tend to be much more functional than standard lower cabinets.
You also have:
- Quartz countertops
- Modern cabinetry
- Microwave over the range
- Corner pantry
- Coffee station
- Plenty of cabinet storage
- Large sink
- Additional counter space
One thing I want buyers to understand about model homes is that the design choices can dramatically change how large a room feels.
The darker cabinets and walls in this particular model make the kitchen and living area feel cozier.
If you selected lighter finishes, the exact same space could feel significantly brighter and more open.
That's why I always encourage buyers to look beyond the furniture and décor when touring a model.
THE BACKYARD: CHOOSE YOUR LOT CAREFULLY
The Poppy has a three-panel sliding glass door that opens toward the backyard.
The backyard is a moderate size, which means you can create a really nice outdoor living area.
But if your dream is a large resort-style pool, lot selection becomes critical.
You could put a smaller pool here, but if you're going to spend $40,000, $50,000 or $60,000-plus on a pool, you want to make sure you're getting enough backyard space to enjoy it.
You'll also want to consider shade.
Arizona summers are no joke.
A backyard without adequate shade can become extremely hot, so you'll want to think about where you can add a pergola, ramada or other shade structure.
THE PRIMARY SUITE IS COMFORTABLE AND FUNCTIONAL
The primary bedroom is nicely separated from the other bedrooms.
I like that.
It's a good layout for someone who wants their bedroom to feel like a private retreat.
The primary bathroom includes a large shower, plenty of cabinetry and storage, and a large vanity area.
And then there's the closet.
For a home in the roughly 2,300-square-foot range, I think it's a very acceptable primary closet.
There's already a good amount of built-in storage, and you could take it even further with a professional closet system.
WHO IS THE POPPY FLOOR PLAN REALLY FOR?
This is where I think the Poppy—and Verdin in general—gets interesting.
The marketing may show families with young children, but when I look at the actual community and amenities, I see a slightly different demographic.
I think Verdin could be particularly appealing to:
EMPTY NESTERS
You get a beautiful home, incredible surroundings and plenty of outdoor recreation without needing a massive amount of family-oriented amenities.
RETIREES AND YOUNG RETIREES
If you want space, privacy, hiking, desert scenery and a higher-end lifestyle, this is worth looking at.
YOUNG PROFESSIONALS
Especially professionals working in the technology, semiconductor, medical or corporate sectors.
FAMILIES WITH OLDER CHILDREN
If your kids are old enough to drive themselves around, the location becomes much easier.
For families with very young children, I'd encourage you to carefully consider what amenities and activities you want close to home.
THE HOA COMES WITH A LOT OF AMENITIES
The HOA is approximately $250 per month.
That's certainly not cheap compared with some communities.
But you are getting quite a bit in return.
The planned amenities include:
- Resort-style pool
- Lap pool
- Clubhouse
- Fitness center
- Movement studio
- Pickleball courts
- Dog park
- Playground
- Event lawn
- Walking trails
- Open space
- More than 100 acres of preserved desert within the community
And this is important:
The desert itself is one of the amenities.
You're not paying to have every square foot landscaped.
You're paying for the opportunity to live alongside the Sonoran Desert.
THE LOCATION IS THE REAL STORY
If you're wondering why buyers are willing to pay a premium to live here, look at what's happening around Verdin.
TAIWAN SEMICONDUCTOR
TSMC is creating a massive employment corridor in North Phoenix.
And it's not just about the jobs directly created by TSMC.
Additional companies and businesses are following the employment growth.
That creates long-term demand for housing in this part of the Valley.
Verdin puts you roughly 15 minutes away.
CAVE CREEK
If you love Arizona's Western character, Cave Creek is hard to beat.
You're close to restaurants, shopping, art, events and some of the most distinctive desert scenery in the Valley.
And it's only about 15 minutes from Verdin.
That's a major lifestyle benefit.
You can live in a modern master-planned community while still being close to the rustic Arizona character that makes Cave Creek so popular.
DESERT RIDGE AND MAYO CLINIC
Head in the opposite direction and you're approximately 15 minutes from Desert Ridge and the Mayo Clinic area.
Desert Ridge provides shopping, restaurants, entertainment and everyday conveniences.
The Mayo Clinic and surrounding corporate development are also helping drive employment and investment in this part of North Phoenix.
That combination is one of the reasons I think Verdin has such an interesting long-term story.
WHY LOT SELECTION MATTERS SO MUCH
This is the part I really want buyers to understand.
The house isn't the only thing you're buying.
You're buying the homesite.
And in Verdin, the homesite can be extremely important.
Some lots have premiums that can reach well into six figures.
Some have preserve views.
Some have no rear neighbors.
Some have washes or additional setbacks.
And some simply have better positioning within the community.
The best lots don't necessarily wait around for buyers who are "almost ready."
They can be gone before you even realize they're available.
That's why relocation buyers can have a disadvantage.
Someone moving from another state might discover Verdin online, watch a few videos, start comparing floor plans and then decide to visit six months later.
By then, the lot they wanted could already be gone.
This is where planning ahead matters.
DON'T BUILD A CHEAP MILLION-DOLLAR HOME
This is one of the biggest pieces of advice I would give someone considering Verdin.
If you're going to spend close to $1 million—or potentially much more—don't try to squeeze into the community by building the cheapest possible home.
You don't want to end up with a lower-quality home surrounded by much more expensive homes.
There's a difference between being smart with your money and underbuilding for the neighborhood.
The goal should be to understand:
- Which upgrades actually matter
- Which upgrades improve resale
- Which lots have the strongest long-term appeal
- Where you should spend
- Where you should save
- How your home will compare with the surrounding properties
That's exactly where having someone who understands the entire Valley can make a difference.
VERDIN VS. OTHER NORTH PHOENIX LUXURY COMMUNITIES
One of the reasons I keep coming back to Verdin is that there really isn't an exact comparison.
You can look at luxury communities in Scottsdale.
You can look at Cave Creek.
You can look at Peoria.
You can look at future communities such as Saddleback.
But each one offers a different combination of price, location, views, amenities, home size and accessibility.
Some luxury communities can push well beyond $2 million.
Others may offer lower prices but don't give you the same combination of preserve access and proximity to employment and amenities.
That's why I wouldn't automatically tell you that Verdin is "the best."
It depends on what you're looking for.
That's the whole point of comparing the Valley.
WHAT ABOUT SADDLEBACK?
Another community buyers are beginning to hear about is Saddleback.
It's going to be larger and closer to Lake Pleasant, and it will also benefit from the growth of the TSMC employment corridor.
But it's more remote.
And because it's a much larger community, it's likely to take years to fully build out.
If you want to get in early and watch a community develop over time, that could be appealing.
If you want to be closer to Cave Creek, Scottsdale, Mayo Clinic and Desert Ridge, Verdin has a major advantage.
Again, it's all about the tradeoffs.
IS VERDIN RIGHT FOR YOU?
Here's my honest take.
If you're looking for a traditional family community with lots of activities for young children, Verdin probably wouldn't be at the top of my list.
But if you're an empty nester, retiree, young retiree, young professional or someone looking for a luxury lifestyle surrounded by the Sonoran Desert, I'd absolutely put Verdin on your radar.
And if you're looking for:
Privacy + Preserve Views + Luxury + Location + Outdoor Lifestyle
It's very difficult to duplicate this combination.
The Discovery Collection makes it even more interesting because you can get into the community without immediately jumping into the multimillion-dollar price range.
DON'T WAIT UNTIL YOU'RE READY TO BUY
This is probably the biggest takeaway from this entire conversation.
If you're thinking about buying in Verdin sometime in 2026 or 2027, I don't think you should wait until you're ready to write a contract.
Start the conversation now.
Especially if you want a premium lot.
You may need to plan ahead, understand the release schedule, get familiar with the different collections and be ready when the right homesite becomes available.
And that's particularly important if you're relocating to Arizona.
The buyers who know what's coming are often the buyers who get the opportunities.
