The West Valley used to be the part of Phoenix that people simply drove through on their way to California. Not anymore. Goodyear is transforming faster than almost any city in the Greater Phoenix area. New construction is everywhere, a brand-new downtown district is taking shape, major employers are moving in, and some of the best mountain views in the West Valley are hiding in plain sight. But there are also some important trade-offs that most people don't discover until after they've already moved. After helping relocate people to the Phoenix Valley for more than 22 years, I've learned that every city has pros and cons. The key is understanding them before you buy. So let's break down the biggest pros and cons of living in Goodyear, Arizona in 2026. PRO #1: GOODYEAR IS ONE OF THE SAFER CITIES IN THE PHOENIX VALLEY Safety is one of the biggest reasons buyers are attracted to Goodyear. According to community surveys, more than 95% of residents report feeling safe in their neighborhoods. Crime statistics consistently place Goodyear among the safer communities in the Valley, especially compared to many older metro areas. Is it perfect? Of course not. No city is completely crime-free. But for a city experiencing this much growth, Goodyear continues to maintain a strong reputation for safety and quality of life. For families, retirees, and relocation buyers, that's a major advantage. PRO #2: JOB GROWTH IS EXPLODING One of Goodyear's biggest strengths is its location along Interstate 10. Major employers continue pouring into the area, including manufacturing, logistics, distribution, technology, and energy companies. Companies such as Amazon, Lockheed Martin, UPS, Sub-Zero, and numerous distribution centers have already established a presence here, and more are on the way. This job growth has helped push the median household income in Goodyear to over $100,000, making it one of the stronger income markets in the West Valley. This isn't simply a "commute-to-qualify" city anymore. People are increasingly living and working right here. PRO #3: LOCATION AND CONVENIENCE CONTINUE TO IMPROVE One of the most exciting developments in Goodyear is the growth of GSQ, the city's new downtown district. What started as a vision is quickly becoming a true destination with: Restaurants Entertainment Retail Community events Government offices New residential development The city is creating a walkable downtown experience that simply didn't exist here a few years ago. Beyond GSQ, residents enjoy convenient access to: Downtown Phoenix Sky Harbor Airport Westgate Entertainment District State Farm Stadium Desert Diamond Casino Spring Training facilities Shopping centers Medical care Goodyear sits in a sweet spot where you're close enough to everything without feeling trapped in the middle of the city. PRO #4: YOU CAN STILL GET MORE HOUSE FOR YOUR MONEY If you're looking for value, Goodyear remains one of the best opportunities in the Phoenix Valley. New construction communities continue offering larger lots, RV garage options, and spacious floor plans at prices that would be difficult to find in many East Valley cities. Buyers are often surprised by what their budget can still buy here. Whether you're looking for: A family home A retirement property A luxury residence An RV garage home A new construction opportunity Goodyear continues to offer more space and more flexibility than many competing markets. And with continued growth expected over the next decade, many buyers see long-term upside as well. PRO #5: ESTRELLA MOUNTAIN RANCH IS ONE OF THE VALLEY'S HIDDEN GEMS When many people think of Goodyear, they're really thinking about Estrella Mountain Ranch. And for good reason. This master-planned community offers: Stunning mountain views Lakes Community clubs Restaurants Parks Pickleball courts Miles of hiking trails Living here often feels more like being on vacation than living in a traditional suburb. The surrounding Estrella Mountains create a completely different atmosphere compared to much of the flatter West Valley landscape. For buyers who prioritize scenery, outdoor recreation, and a resort-style lifestyle, Estrella Mountain Ranch remains one of the most attractive communities in the entire Phoenix area. THE CONS OF LIVING IN GOODYEAR Now let's talk about the trade-offs. Because every city has them. CON #1: THE POWER CORRIDORS ARE HARD TO IGNORE One of the biggest surprises for many buyers is the number of major power transmission lines running through portions of Goodyear. The reason is simple. Goodyear sits along one of Arizona's largest power corridors connected to the Palo Verde Nuclear Generating Station. As development has expanded, homes have been built around infrastructure that existed long before the neighborhoods arrived. For some buyers, it's not a big deal. For others, it's an immediate deal breaker. If mountain views and aesthetics matter to you, this is something you'll want to carefully evaluate before choosing a neighborhood. CON #2: PARTS OF GOODYEAR FEEL VERY INDUSTRIAL The same location that attracts major employers also creates one of Goodyear's biggest drawbacks. Industrial buildings. Lots of them. Warehouses, logistics facilities, distribution centers, and manufacturing campuses continue expanding along Interstate 10. While this growth creates jobs, it doesn't necessarily create beautiful scenery. Depending on where you live, portions of Goodyear can feel more industrial than residential. CON #3: INTERSTATE 10 TRAFFIC CAN BE BRUTAL Goodyear's biggest transportation challenge is simple. Everything funnels through Interstate 10. And traffic continues getting worse. While future freeway projects are planned, most of those improvements are years — or even decades — away. That means: Airport trips often take longer than expected Commutes can be frustrating Weekend traffic can be heavy Growth continues adding pressure to the freeway If daily commuting is part of your lifestyle, this deserves serious consideration. CON #4: APARTMENT GROWTH IS EVERYWHERE The Greater Phoenix area is expected to add hundreds of thousands of jobs over the next decade. Those workers need housing. As a result, Goodyear is seeing a massive wave of apartment development. Thousands of rental units are either under construction or planned throughout the city. Some buyers appreciate the added amenities and walkability. Others see it as overcrowding and visual clutter. Either way, apartment growth is becoming a major part of Goodyear's future. CON #5: PEBBLECREEK ISN'T FOR EVERYONE PebbleCreek is one of Arizona's most popular active-adult communities. Many buyers are initially drawn to the beautiful homes, golf courses, and resort-style amenities. But there are some trade-offs. The community sits near: Luke Air Force Base flight paths Major industrial development Large apartment projects A state correctional facility For some buyers, the lifestyle outweighs those concerns. For others, seeing the location in person changes their perspective completely. This is why visiting communities firsthand is so important. IS GOODYEAR RIGHT FOR YOU? Goodyear is no longer the forgotten corner of the West Valley. It's becoming one of the most dynamic cities in the entire Phoenix metro area. The city offers: Strong job growth New construction opportunities Excellent safety ratings Growing entertainment options Beautiful mountain communities But it also comes with: Interstate 10 traffic Industrial development Large power corridors Significant apartment growth For some buyers, those trade-offs are absolutely worth it. For others, another Phoenix-area city may be a better fit. The key is finding the community that matches your lifestyle, budget, priorities, and long-term goals.
