BRAND NEW Phoenix Home with a PRIVATE Multi-Gen Suite
If you're thinking about relocating to the Phoenix Valley, Surprise, Arizona, deserves a closer look. This West Valley city has been growing quickly, and some of the newer master-planned communities are bringing together affordable new construction, resort-style amenities, and more shopping and dining options than many buyers may expect.
One community worth watching is Asante, a large master-planned development featuring multiple builders, different home series, and a wide range of floor plans. In this walkthrough, we're looking at a single-story Taylor Morrison home with approximately 2,660 square feet, a three-car garage, and a multigenerational suite that could make a big difference for the right buyer.
But this isn't just about the house. If you're comparing communities around the Phoenix Valley, you also need to understand what the surrounding area offers, what is still being developed, and where the potential drawbacks are. Let's take a closer look.
A SINGLE-STORY HOME WITH ROOM FOR DIFFERENT STAGES OF LIFE
The home featured in this walkthrough offers approximately 2,660 square feet of living space, all on one level, along with a three-car garage. The floor plan is designed with several distinct living areas rather than relying entirely on one large, open-concept space.
That can be a real advantage for households with different needs. Maybe one person works from home while another needs a quiet place to read or pursue a hobby. Perhaps you have adult children living at home, an aging parent who needs nearby support, or frequent guests who would appreciate a little privacy.
The layout provides room for those different lifestyles without necessarily requiring everyone to share the same living space all day.
A WARM, MODERN INTERIOR
The home features a light, bright interior with warm earth tones, natural-colored cabinets, darker countertops, and light flooring. The kitchen includes a gas cooktop, drawers for storing cookware, an elevated microwave, and a corner cabinet pantry.
There's also a separate dining area that could work well for formal meals, entertaining, or even a flexible space such as a game room. The kitchen and main living area aren't as expansive as some buyers might expect from a home of this size, so the way you plan to use the space matters.
One important point about new construction: the model home may include features or finishes that aren't standard in the base price. The walkthrough highlights differences in included finishes and features across builder communities. Before comparing prices, make sure you're comparing what is actually included—not just the advertised starting price.
THE MULTIGENERATIONAL SUITE: ONE OF THIS HOME'S BIGGEST SELLING POINTS
The standout feature of this floor plan is the separate multigenerational suite, sometimes called a casita. It's more than an extra bedroom tucked away at the end of a hallway. This suite has its own entrance, a separate garage, a living area, a bedroom, a full bathroom, laundry facilities, and a walk-in closet.
Why this matters: The separate suite offers more privacy and independence than a typical guest bedroom.
WHO COULD BENEFIT FROM A CASITA?
There are several ways a buyer might use this space:
- Adult children: Give a young adult more independence while keeping them close to home.
- Aging parents: Create a private living area for a parent who wants to remain near family.
- Long-term guests: Provide visitors with their own space rather than having everyone share the main house.
- Work or hobby space: Depending on your needs, the separate area could offer a quiet place to work or pursue hobbies.
The suite also has its own garage access, which adds another layer of convenience. The bedroom is a reasonable size, and the full-size washer and dryer are a welcome feature. The main limitation is that the suite does not have a full kitchen with a range, so it isn't the same as a fully independent apartment.
What about renting it out? This is where buyers need to be careful. A separate entrance and private living area do not automatically mean a suite can legally or contractually be rented as a separate dwelling. Before counting on rental income, verify the applicable HOA rules, local regulations, and any restrictions tied to the property. Don't build your budget around rental income until you've confirmed what is allowed.
WHAT TO KNOW ABOUT THE PRIMARY BEDROOM AND BATHROOMS
The primary bedroom is spacious, with a rectangular layout that can accommodate larger furniture. The walk-in closet is another highlight, with built-in shelving and additional upper storage. The nearby laundry room can also make everyday routines easier.
The primary bathroom has a large shower, but there are a few practical details worth considering before choosing finishes or committing to a floor plan.
For example, the shower uses small floor tiles with grout lines that may require more maintenance over time. Buyers should also pay attention to towel storage, the bathroom layout, and the flooring transitions between the bedroom and bathroom.
These aren't necessarily deal-breakers. They're reminders that a beautiful model home still needs to work for your everyday life.
The secondary bathrooms feature a mix of standard and upgraded-looking finishes. Some details are simpler than what you might see in a higher-priced community, which brings us back to an important point: builders often tailor their offerings to a particular price point.
If keeping your purchase price lower is a priority, that trade-off may make sense. Just make sure you understand which finishes are standard, which are upgrades, and what it would cost to change anything you don't like.
LOT SIZE AND SPACING: WHY THEY MATTER IN ASANTE
The homes in this Taylor Morrison section of Asante are designed around lots approximately 7,560 square feet in size and about 63 feet wide. The homes themselves are approximately 50 feet wide. The featured model sits on a slightly larger lot, so its backyard may not be an exact representation of every homesite.
Why should you care about the width of a lot?
Because the way a neighborhood feels after construction is complete can be very different from how it looks when you're walking through a model home.
Wider lots can provide more space between houses, additional side-yard room, and a less crowded feel. The featured backyard is wider than it is deep, which may appeal to buyers who want room for landscaping, outdoor seating, or a future pergola.
Another advantage of this particular section is that the homes are all single-story. You won't have a two-story home looming over your backyard in this section, although the final experience will still depend on the specific homesite and surrounding properties.
Before you buy, visit the actual lot if possible. Ask for the site plan, check the orientation of the yard, and confirm what can realistically fit in the space. A model's landscaped backyard can be inspiring, but it may include features that aren't part of the standard package.
ASANTE IN SURPRISE, AZ: A LARGE MASTER-PLANNED COMMUNITY
Asante is a major master-planned community in Surprise, with multiple builders and different types of homes. The development is still growing, and has a long-term plan that could eventually include nearly 8,000 homes. That means buyers should think beyond today's model homes and consider what the neighborhood may look and feel like as additional phases are completed.
NEW CONSTRUCTION STARTING AROUND $500,000
The Taylor Morrison section featured includes single-story homes generally ranging from approximately 2,300 to 2,700 square feet, with starting prices around $500,000 at the time of video. Actual pricing, availability, lot premiums, and included features can change, so treat these figures as a snapshot rather than a current quote.
The important takeaway is that Asante offers buyers a chance to consider a larger single-story home with a three-car garage and a multigenerational layout at a price point that may be more accessible than comparable homes in some higher-priced communities.
However, don't compare floor plans based on square footage alone. Two homes with similar dimensions can feel very different depending on the layout, finish package, lot size, and included features.
UNDERSTAND THE DIFFERENCES BETWEEN BUILDERS
Asante includes homes from several builders. The different sections may have different lot sizes, home designs, features, and overall neighborhood layouts.
That means choosing the right home isn't simply a matter of finding the builder with the lowest advertised price.
Look at the homesites, parking, garage configuration, included finishes, and how close the homes are to one another. Consider the number of vehicles your household will have and whether the street layout will accommodate visitors.
The best fit depends on your priorities. Some buyers will prefer a lower starting price, while others may be willing to spend more for a particular layout, lot, or set of features.
COMMUNITY AMENITIES
Asante's amenities are another reason the development is worth exploring. Some of its highlights are:
- A community pool, including a lap pool and a children's area
- Barbecue and ramada areas
- Eight pickleball courts
- Community gathering spaces
For buyers who enjoy outdoor recreation or want shared spaces where family and neighbors can spend time together, these amenities may add value to the lifestyle.
The homeowners association fee is approximately $185 per month. Confirm the current fee, what's included, and whether there are any additional community or district charges before making a decision.
Remember, amenities can be a big draw, but they're only one part of the overall cost of ownership.
WHAT'S CHANGING AROUND ASANTE TRAILS?
One of the biggest surprises is how much the surrounding area is developing. When I first visited this part of Surprise, the nearby Asante Trails area had relatively few shopping and dining options. Since then, more businesses and amenities have started arriving.
There’s a growing mix of restaurants, retail, grocery options, and community facilities. Fry's, a library, and a large park are among the nearby destinations, while additional grocery and dining options are anticipated to come soon.
This matters because when you're relocating to the Phoenix Valley, you're not just choosing a house. You're choosing how far you'll need to drive for groceries, a meal out, errands, and activities.
A developing commercial area can make daily life more convenient as it grows. But there's a trade-off: construction, changing traffic patterns, and uncertainty about when planned businesses will open.
Before choosing a homesite, take a drive through the immediate area and check the routes you'll use most often. A community that looks ideal on a map might feel different during your everyday commute.
PRASADA: SHOPPING, DINING, AND ENTERTAINMENT NEARBY
Another major advantage of living in this part of Surprise is access to the Prasada shopping and dining area.
Prasada offers a growing selection of restaurants, stores, and everyday conveniences. There are shopping destinations such as Costco, Target, Nordstrom Rack, HomeGoods, and a variety of dining options, including breweries and restaurants.
For shoppers and people who enjoy dining out, having this kind of variety nearby can make a difference. You may not need to drive across the Valley for many routine errands or a night out.
There is one important distinction, though: Prasada is a car-oriented shopping destination, not a walkable downtown district. You should expect to drive between destinations rather than stroll from your home to shops and restaurants.
The estimate drive from Asante to Prasada is about 15 to 17 minutes. However, your actual travel time will depend on your starting point, destination, and traffic.
For summer in Arizona, nearby indoor shopping can also be useful when you want to get out of the house without spending hours in the heat.
THE BIGGEST DRAWBACK: TRAFFIC AND CONGESTION
Let's talk about the downside, because this is an important one for anyone considering Asante.
There is a significant congestion around Asante Trails, even during the middle of the day. The concern is that traffic can build up along the routes people use to reach the community and nearby shopping areas.
That doesn't mean every trip will be difficult, but it does mean you should investigate the road network before buying.
WHAT ABOUT FUTURE ROAD IMPROVEMENTS?
There is a planned additional exit from Loop 303 in the area of 155th Avenue, which could provide another route into the area. However, a proposed road improvement is not the same as a completed project.
Before relying on that improvement, verify the current project status, construction schedule, and expected opening date with official sources.
If you're moving to Surprise for work, test the commute at the times you'd actually travel. If you work remotely, think about how often you'll need to reach other parts of the Valley. If you regularly visit family, medical providers, or entertainment destinations elsewhere, check those routes, too.
A home can look fantastic and still be the wrong fit if getting in and out of the neighborhood becomes a daily frustration.
PROS AND CONS OF LIVING IN ASANTE, SURPRISE, AZ
Asante may be worth considering if you're looking for a newer home with useful space and growing amenities. But it's important to weigh the advantages against the realities of a developing community.
THE PROS
- Single-story floor plans: The Taylor Morrison section featured offers homes without stairs, which may suit a variety of households.
- Multigenerational living options: A casita-style suite can provide privacy for relatives, adult children, or guests.
- Three-car garage options: Additional garage space can be useful for vehicles, storage, and hobbies.
- Room between homes: The wider lots described in this section may appeal to buyers who don't want a tightly packed neighborhood.
- Growing shopping and dining options: Asante Trails and Prasada offer an expanding selection of nearby conveniences.
- Community amenities: Pools, pickleball courts, and gathering areas provide options for recreation and socializing.
THE CONS
- Traffic congestion: Access routes around Asante Trails may be frustrating, so commute testing is essential.
- Ongoing development: Additional construction may mean noise, changing traffic patterns, and uncertainty about the finished community.
- HOA fees: The fee mentioned was approximately $185 per month, but buyers should confirm current charges and any additional fees.
- Base-price trade-offs: Some finishes or features may be more basic than those offered in higher-priced communities.
- Car-dependent lifestyle: Shopping and dining are available nearby, but the area is not designed as a walkable retail district.
- Uncertainty about the final buildout: With more homes and commercial development still expected, the long-term experience may differ from what you see today.
IS SURPRISE, AZ, A GOOD PLACE TO RELOCATE?
Surprise is worth putting on your list if you're looking for newer homes, community amenities, and access to an expanding selection of shopping and dining. Asante is especially interesting for buyers who want single-story living or a floor plan that accommodates multiple generations.
But I wouldn't recommend choosing Surprise based on the house alone.
Think about what you want your day-to-day life to look like. Do you need a convenient commute? Do you want a quieter neighborhood or a more active community? Is having a large backyard more important than being close to restaurants? Would you use a casita regularly, or would you be paying for space you don't really need?
Those answers can help determine whether Asante is a good fit—or whether another part of the Phoenix Valley might suit you better.
And remember, the best community for you isn't necessarily the one with the biggest amenities package or the lowest advertised price. It's the one that works for your budget, priorities, and lifestyle.
DON'T VISIT A BUILDER'S MODEL HOME WITHOUT REPRESENTATION
If you're considering new construction in Asante or anywhere else in the Phoenix Valley, make sure you understand the buying process before you walk into a builder's sales office.
Builders have their own contracts, incentives, upgrade packages, and procedures. A model home may include finishes that cost extra, and two communities from the same builder may offer different standard features.
Before committing, make sure you:
- Compare the full price, including lot premiums, upgrades, and other applicable charges.
- Ask which features are included in the base price.
- Review the HOA documents and community rules, especially if you plan to use a multigenerational suite in a particular way.
- Verify any additional property-related fees or district charges.
- Arrange independent inspections at appropriate stages of construction.
- Understand the builder's warranty and process for addressing issues after closing.
- Visit the actual homesite and evaluate the neighborhood's traffic, parking, and surroundings.
These details can make a substantial difference in your experience as a buyer. Having someone on your side who understands new construction and the Phoenix relocation market can help you ask better questions and compare your options more confidently.
