Is This New Phoenix Community Actually Worth It?
If you're thinking about moving to the Phoenix area and Peoria is on your list, there’s something you need to know:
Buying a home in Peoria is about a whole lot more than finding a pretty house online.
Especially if you're looking at North Peoria and the Vistancia area.
You can find a beautiful new construction home, gorgeous mountain views, modern designs and some pretty impressive amenities. But what does the area actually feel like? What is already here? What's still coming? And what will North Peoria look like five, ten or even twenty years from now?
Those are the questions you need to ask before you buy.
And if you're relocating from out of state, you probably haven't driven these roads, experienced the commute, watched the development or talked to the people who already live here.
That's where things get interesting.
I want to give you the no-filter version of Peoria—the good, the bad and the things you absolutely need to know before buying a home here.
FIRST, LET'S START WITH THE HOUSE
One of the reasons I wanted to show you this particular community is because it represents something we're seeing more and more of in North Peoria:
Luxury without necessarily having to spend Scottsdale prices.
This home is modern, clean and incredibly open.
The first thing you'll notice when you walk through the front door is the ceiling height.
It immediately changes how the home feels.
You've got a beautiful courtyard at the entrance, tall ceilings, huge windows and an open-concept living area that connects the kitchen, dining and family room.
And then there's the kitchen.
Wow.
This is not your basic builder kitchen.
You've got a massive island, a six-burner gas cooktop with a griddle, double ovens, built-in appliances, gorgeous cabinetry and an enormous amount of storage.
There's even a separate beverage refrigerator.
If you have kids, that's actually a really practical feature. You can keep their drinks and snacks down there instead of having everyone constantly opening the main refrigerator.
And I love the combination of drawers and pull-outs throughout the kitchen.
One thing I always tell buyers when they're looking at new construction is to pay attention to what is actually included versus what is an upgrade.
Model homes can be incredibly deceptive.
They're designed to make you fall in love.
That's not necessarily a bad thing—but you need to know what you're really getting for the base price.
THE PANTRY IS BIGGER THAN IT LOOKS
At first glance, we weren't even sure where the pantry was.
Turns out, it's tucked behind a door that blends into the cabinetry.
Once you walk in, there's shelving on both sides and plenty of vertical space.
And this brings up another new-construction consideration:
Power outlets.
If you think you might want a freezer, extra refrigerator, charging station or other appliance in your pantry or utility room, think about that during the structural options phase.
Once the house is finished, adding electrical can become considerably more complicated.
That's one of the reasons having someone who understands the entire new-construction process is so important.
THIS ISN'T JUST A LAUNDRY ROOM
There's a difference between a laundry room and what I call a utility room.
This one falls into the second category.
There's cabinetry, counter space, storage and room to actually work.
You could even configure this area for a freezer if you need one.
If you're a hunter and need somewhere for elk or other game meat, for example, this is the kind of extra space that can make a home much more functional.
And again, these are the details you don't necessarily see when you're scrolling through listings online.
THE BACKYARD IS DESIGNED FOR ARIZONA LIVING
Let's talk about the backyard because this is where Arizona homes really need to be judged differently than homes in other parts of the country.
This particular collection has 50-foot-wide lots.
That gives you a nice amount of room to create an outdoor entertaining space.
You've got an outdoor kitchen, bar seating, a covered patio and a great wall for an outdoor TV.
If you're someone who wants to watch football outside when the weather is perfect, this setup makes a lot of sense.
There's even enough room for a pool, although it would likely be more of a compact or lap-style pool on this particular lot.
And here's another thing I want you to think about:
Shade.
In Arizona, shade isn't just decorative.
It's essential.
The way the builder positions the covered patio and the amount of natural shade coming from the home can make a huge difference in how usable your backyard is.
AND YES, YOU NEED TO THINK ABOUT THE SUN
One of the things I love about Arizona is that you can spend so much of your year outside.
But you need to understand how the sun moves across your property.
This particular backyard faces west, which means you're going to get those beautiful Arizona sunsets.
But once the sun goes down?
It's dark.
That's not necessarily a negative. In fact, it can be a huge positive if you're looking for that Arizona night-sky experience.
But it's something you should understand before you choose your lot.
THE PRIMARY SUITE IS BIG, BRIGHT AND FUNCTIONAL
The primary bedroom is another place where the ceiling height really changes the feel of the room.
It's wide rather than excessively long, which gives you plenty of flexibility with furniture.
You could easily create a sitting area or lounge space in addition to the bedroom furniture.
The primary bathroom has separate vanities, plenty of drawers, a private water closet and a large walk-in shower.
And then there's the closet.
It's a really nice size and gives you plenty of opportunity to add additional organization later.
This is another area where I always tell buyers:
Don't just look at the closet today. Look at what you can make it tomorrow.
A professional closet company can transform an ordinary walk-in closet into something completely different.
WHAT ABOUT THE SECONDARY BEDROOMS?
The secondary bedrooms are a good example of why you should never judge a room based solely on the furniture in a model.
Some of these bedrooms are around 11-by-11, give or take.
That may sound small.
But once you put appropriately sized furniture in the room, it can work surprisingly well.
And if you have children or teenagers, I always want to know:
Where does the desk go?
Where do they do homework?
Where does the gaming setup go?
Where does the dresser go?
Those are the things that matter once you actually live in the house.
This particular floor plan also has a flex space that could become a homework room, office, gaming room, reading room or whatever your family needs.
That's a big plus.
NOW LET'S TALK ABOUT WHY NORTH PEORIA IS SO INTERESTING
Here's where this gets really important.
This isn't just about one house.
This is about where Peoria is heading.
The home we toured is part of a very specific niche within Vistancia.
Think of it as a neighborhood within a village within a master-planned community.
It's part of The Village at Vistancia, within the broader Vistancia development, and the neighborhood itself offers a more intimate, gated environment.
There are only 188 homes planned for this particular neighborhood.
And many of the homes have either front or backyard views.
That's a big deal.
Because views are one of those things you can't add later.
You can remodel a kitchen.
You can build a pool.
You can change flooring.
You cannot move your house to get a better mountain view.
That's why lot selection matters so much.
THE GOLF LIFESTYLE IS A MAJOR DRAW
If you're a golfer, pay attention.
The location puts you close to some of the area's golf amenities, including Blackstone and Trilogy.
And if you're used to a more upscale lifestyle but don't necessarily want to spend $1.5 million or $2 million for your home, this area can be worth exploring.
You get the lifestyle benefits without necessarily paying the same price as some of the more expensive luxury communities.
But there's another side to that equation.
THE REMOTENESS THAT MADE VISTANCIA POPULAR IS CHANGING
This is something I really want relocation buyers to understand.
Twenty years ago, one of the biggest selling points of Vistancia was that it was out there.
People wanted that.
They wanted to get away from the congestion.
They wanted the desert.
They wanted the mountain views.
They wanted the feeling of being removed from the rest of Phoenix.
Today, that remoteness is changing.
The 303 changed everything.
And the employment growth happening around North Phoenix and Peoria is changing things even more.
That means the very thing that made Vistancia desirable in the beginning is slowly becoming less remote.
And that can be both a positive and a negative depending on what you're looking for.
SHOPPING AND DINING ARE FINALLY CATCHING UP
For years, residents in this part of Peoria waited for more shopping, restaurants and services.
It's happening.
There's now a major Fry's grocery store nearby at Five North, and it's not your average grocery store.
It's enormous.
We're talking grocery store, pharmacy, deli, seafood, butcher, bakery and more.
It's the kind of store where you can walk in for three things and somehow leave an hour later with twenty things.
There are also additional restaurants, coffee shops and services coming into the area.
But—and this is important—not everything you've heard about is here yet.
That's where I differ from a lot of real estate content you see online.
BE CAREFUL WITH "COMING SOON"
You've probably seen videos talking about all the amazing things that are "coming soon" to North Peoria.
Here's my problem:
When?
That's the question.
There's a huge difference between:
"This is planned."
and
"Construction has started."
And there's an even bigger difference between:
"Construction has started."
and
"They're open."
I've been doing this long enough to know that plans change.
Developers change plans.
Tenants change their minds.
Projects get delayed.
Projects get redesigned.
So when I'm talking to clients about relocation, I want to separate what exists today from what is planned for tomorrow.
That's especially important if you're only planning to live in the home for five to seven years.
You don't want to buy based on promises that may not materialize during your ownership period.
WHAT IS FIVE NORTH?
Five North is one of the developments that's going to have a significant impact on this part of Peoria.
It's bringing additional employment, housing and commercial development into the area.
Amkor is coming in with thousands of jobs.
There's also American Leadership Academy and additional residential development.
And that's where you need to pay attention.
Because more development means more people.
More people means more traffic.
And North Peoria already has some bottlenecks getting into and out of Vistancia.
There are only a couple of major access routes into this area.
So when you're evaluating a home here, you can't just ask:
"How pretty is the community?"
You need to ask:
"What is this road going to look like five years from now?"
That's the kind of question a builder's sales representative isn't necessarily going to answer for you.
AND THEN THERE'S MAIN STREET
One of the biggest future attractions being discussed is a planned Main Street-style district.
The vision is for restaurants, shops, walkable areas and entertainment.
Sounds fantastic, right?
Absolutely.
But again, I'm going to pump the brakes.
At the time of this discussion, there weren't a bunch of signed restaurant tenants or an established opening date.
There's been talk of a groundbreaking timeline, but that's very different from having businesses open their doors.
The potential is exciting.
But I wouldn't buy a home solely because somebody told me a restaurant district is coming.
Buy the house because you like what exists today.
Then consider the future development as upside.
That's a much safer way to look at it.
NOW LET'S TALK ABOUT THE BIGGEST FACTOR: JOBS
This is the part of North Peoria that I think everyone needs to understand.
The Phoenix area isn't growing randomly.
There is a massive employment story happening here.
Taiwan Semiconductor is one of the biggest pieces of that story.
TSMC has already changed the landscape of North Phoenix, and additional investment is expected to bring even more high-paying jobs into the region.
And it's not just TSMC.
We're seeing companies, suppliers, manufacturing, research and development, logistics and other businesses positioning themselves around this emerging technology corridor.
This is why I keep telling people:
Don't just look at where the houses are being built. Look at where the jobs are being created.
Because jobs drive housing demand.
NORTH PEORIA REMINDS ME OF WHAT HAPPENED IN THE SOUTHEAST VALLEY
I've watched this happen before.
The Southeast Valley experienced decades of transformation as major employers moved in and development followed.
Chandler, Gilbert and surrounding communities look dramatically different today than they did decades ago.
North Peoria is still much earlier in that process.
That's why I think the long-term potential here is so interesting.
But—and this is a big but—growth changes communities.
More jobs mean more people.
More people mean more homes.
More homes mean more traffic.
And eventually, more commercial development.
If you want the North Peoria of 30 years from now, this may be exactly the kind of opportunity you're looking for.
If you want North Peoria to stay exactly the way it is today?
That's probably not going to happen.
WHAT ABOUT THE WATER?
This is probably one of the questions I hear most from people moving to Arizona.
"But what about the water?"
Here's the important distinction:
Water isn't simply a subdivision-by-subdivision question.
You need to understand the water resources and planning of the municipality you're buying into.
Peoria has multiple water sources and has been actively planning for its growth.
That doesn't mean water should never be discussed.
It absolutely should.
But I also don't believe buyers should make decisions based on sensational headlines without understanding how the local system actually works.
Again, this is why local knowledge matters.
AND THEN THERE'S LAKE PLEASANT
If you're an outdoor person, this is where Peoria really starts to shine.
Lake Pleasant is one of the biggest recreational assets in the area.
Boating.
Fishing.
Jet skiing.
Paddleboarding.
Camping.
Hiking.
Biking.
And yes, even a massive water slide.
If you're someone who wants to be able to escape the city without actually living hours away from civilization, North Peoria is worth a serious look.
And then there's Interstate 17.
That opens up access to northern Arizona.
Prescott.
Sedona.
Camp Verde.
Cottonwood.
Flagstaff.
And all the smaller communities and outdoor destinations that locals discover once they actually live here.
That's one of my favorite parts about living in Arizona.
There's so much more than Phoenix, Scottsdale and the big tourist destinations.
WHAT ABOUT SCHOOLS?
If you're moving with children, schools obviously need to be part of the conversation.
North Peoria has a growing selection of schools, including highly regarded options and charter schools such as American Leadership Academy.
And as the area continues to grow, education is going to remain an important piece of the community.
But here's my advice:
Don't just ask whether a school is "good."
Look at the specific school boundaries for the home you're buying.
Look at the current ratings.
Look at enrollment.
Look at what is being planned.
And understand that boundaries can change as communities grow.
SO WHO IS NORTH PEORIA REALLY FOR?
After spending so much time in this area, here's how I'd break it down.
GOLFERS
If you want access to golf and enjoy an upscale lifestyle, this area deserves your attention.
OUTDOOR ENTHUSIASTS
If you love hiking, biking, boating, camping, fishing or just being outside, the location is hard to beat.
FAMILIES
There are good schools and growing amenities, but you need to understand the current and future traffic situation.
EMPTY NESTERS & RETIREES
If you want newer construction, mountain views, a quieter setting and access to golf, this could be a great fit.
YOUNG PROFESSIONALS
If you're working in the emerging technology corridor, the commute potential is a major advantage.
RELOCATION BUYERS
This is where I think having local representation is especially important.
Because you aren't just buying a house.
You're buying into the future of an area.
THE BIGGEST MISTAKE I SEE RELOCATION BUYERS MAKE
They shop online.
They find a beautiful house.
They contact the builder.
They fall in love with the model.
And then they buy.
Six months later, they realize the house is beautiful—but the lifestyle doesn't work for them.
Maybe the commute is longer than they expected.
Maybe they don't like the traffic.
Maybe the shopping isn't close enough.
Maybe the neighborhood is changing faster than they expected.
Maybe the mountain view they thought they were getting isn't actually from their lot.
Maybe the amenities they were promised aren't built yet.
That's the stuff that matters.
DON'T JUST ASK WHAT THE COMMUNITY LOOKS LIKE TODAY
When you're buying new construction in North Peoria, I want you to think in two timelines:
Today.
And:
Tomorrow.
What does the community look like right now?
What roads are finished?
Where are the grocery stores?
Where are the restaurants?
What does the commute actually look like?
Then ask:
What will it look like when the community is built out?
Where will the additional housing go?
What businesses are actually committed?
Where will the traffic come from?
What lots will have the best views?
And what will the neighborhood feel like when thousands more people are living here?
That's the difference between buying a house and buying strategically.
THE BOTTOM LINE ON PEORIA
Peoria isn't the cheap alternative to Scottsdale that it once was.
It's becoming something much more interesting.
Especially in North Peoria.
You've got luxury new construction, mountain views, golf, outdoor recreation, Lake Pleasant, growing employment opportunities and major infrastructure investment.
But you're also buying into a region that's changing rapidly.
And that means there are tradeoffs.
More development.
More traffic.
More people.
More housing.
But also more jobs.
More shopping.
More restaurants.
More services.
And potentially more demand for housing.
That's why I think North Peoria deserves a serious look if you're considering moving to the Phoenix area.
Just don't buy based on a two-minute TikTok or a pretty builder website.
Come see it.
Drive it.
Understand the neighborhoods.
Understand the future development.
And most importantly, understand how it fits your lifestyle.
