Stunning Modern Home on a HUGE Lot Near Phoenix
Finding a single-level home over 3,000 square feet on a large lot in the Phoenix area is getting harder. Add a gated community, 70-foot-wide lots, modern designs, guest-suite options, and mountain views, and you have a combination that is almost impossible to find at this price point.
But we found one.
This North Peoria-area community offers homes starting in the mid-$700,000s, with average lots around 10,000 square feet and some lots reaching approximately 20,000 square feet. The entire community is single-level, and the 70-foot-wide lots create something you don't always get with newer construction: space and privacy.
And while the homes themselves are impressive, the location may be the bigger story.
You're close to the 303, Vistancia, Lake Pleasant, shopping, dining, golf, and the rapidly expanding employment corridor surrounding TSMC and other major developments in the Northwest Valley.
So let's take a closer look.
THE OASIS FLOOR PLAN: A LOT OF HOUSE WITHOUT THE TWO-STORY LAYOUT
The home we toured is the Oasis floor plan, and it immediately makes an impression.
The modern elevation gives the home a clean, contemporary look, while the front courtyard adds another outdoor space that you can actually use.
And then you walk inside.
The first thing you'll notice is the scale.
The ceilings are tall, the living areas are wide open, and the floor plan keeps going. This is one of those homes where you can have multiple living areas without everyone feeling like they're sitting on top of each other.
There's also a dedicated office with doors.
That's something we always like to see because model homes frequently show offices without doors. In real life, being able to actually close the office off can make a huge difference.
The glass doors keep the room feeling open, although you could potentially choose something more solid if privacy is important to you.
THE KITCHEN IS HUGE
The kitchen is one of the biggest spaces in the home.
There are large cabinets, plenty of countertop space, a substantial island, double ovens, a gas cooktop, a microwave, and even a secondary vegetable sink.
That second sink is one of those little details that immediately makes a kitchen feel more upscale.
The cabinet configuration also gives you plenty of storage, including pullouts and drawers rather than relying entirely on traditional cabinets.
And the refrigerator?
It's enormous.
The pantry is tucked off to the side and is much larger than it initially appears. Once you walk inside, you'll find shelving on both sides and plenty of room to add even more storage.
That's especially useful because one of the biggest complaints we hear about large homes is that they somehow still don't have enough storage.
This one gives you options.
A UTILITY ROOM THAT ACTUALLY WORKS
Another feature worth pointing out is the utility room.
This isn't just a laundry room with a washer and dryer.
There's cabinet storage, room to fold clothes, space for additional organization, and enough room to use it for all those things that tend to accumulate in a house.
Depending on how you customize the home, you could potentially create space for a freezer or additional storage.
And that's one of the advantages of building new construction.
You get opportunities to think through where you need outlets, storage, lighting, and other features before the walls are finished.
Those are the things that don't necessarily show up in a model-home brochure but can make a huge difference once you're actually living there.
A PRIMARY SUITE WITH REAL SPACE
The primary suite is located away from the secondary bedrooms, giving it a more private feel.
And yes, there's actually a door separating the primary bedroom from the bathroom.
That may not sound like a big deal, but if you're familiar with Arizona new construction, you know that many builders love leaving the primary bathroom completely open to the bedroom.
We're not fans of that.
This floor plan gives you the option to actually close the space off.
The bathroom itself is large, with separate vanities, plenty of drawers and storage, a private water closet, a soaking tub, and a spacious shower.
The closet is another standout.
It's large enough that you can bring in a professional closet company and completely customize the space with additional shelving, cubbies, drawers, jewelry storage, and hanging areas.
And that's something we recommend considering.
A good closet system can dramatically increase how functional a large closet actually is.
FOUR BEDROOMS PLUS A DEN AND FLEX SPACE
The Oasis floor plan gives you a lot of flexibility.
The configuration we toured included:
- Four bedrooms
- Three full bathrooms
- A den
- A flex room
- Large secondary bedrooms
- Multiple storage areas
- A three-car garage
- Optional casita/guest-suite configurations
The secondary bedrooms are also surprisingly large.
They're big enough for full bedroom furniture, desks, dressers, and additional seating without making the rooms feel cramped.
And that's important because a bedroom can look enormous in a model when it's furnished with a tiny bed and minimal furniture.
We always recommend looking beyond the staging.
Ask yourself: Where does the desk go? Where does the dresser go? Where does the gaming setup go? Where does all the stuff actually go?
That's when you find out whether a room really works.
THE FLEX ROOM COULD BECOME WHATEVER YOU NEED
One of my favorite parts of this floor plan is the number of little spaces that can evolve with your lifestyle.
The flex room could become a:
- Kids' playroom
- Homework room
- Gaming room
- Craft room
- Reading room
- Home gym
- Music room
- Secondary office
- Bar or entertaining space
That's particularly valuable for families.
Kids don't necessarily need giant bedrooms if they have dedicated spaces elsewhere in the house where they can play, study, or hang out.
And if you're an empty nester, the same room can become something completely different.
That's the beauty of flexible floor plans.
AND THEN THERE'S THE CASITA
Just when you think you've seen everything, there's an optional guest suite.
And this isn't a tiny bedroom with a bathroom.
The casita has its own living area, bedroom, bathroom, and full kitchen with a refrigerator, cooktop, microwave, dishwasher, cabinets, and drawers.
This could be an incredible option for someone who wants space for parents, adult children, extended family, or long-term guests.
It could also provide an additional level of separation for someone who wants privacy within the same property.
The casita is one of those features that you don't necessarily need today—but if you ever need it, you'll be very glad you have it.
THE BACKYARD IS WHERE THIS COMMUNITY GETS INTERESTING
Now let's talk about the lots.
The standard lots are a little over 9,000 square feet, with some lots reaching approximately 20,000 square feet or around a third of an acre depending on the homesite.
That's a big deal in today's new-construction market.
And because these are 70-foot-wide lots, you get more separation between homes.
You're not looking directly into your neighbor's living room.
You're not dealing with a two-story house towering over you.
And the entire community is single-level.
That combination creates a completely different feeling.
THINK ABOUT WHAT YOU COULD DO WITH THE BACKYARD
The model backyard is relatively simple, but that's actually a good thing because it lets you see the potential.
You could create:
- A swimming pool
- Outdoor kitchen
- Pergola
- Covered entertaining area
- Putting green
- Dog run
- Fire pit
- Water feature
- Additional seating areas
- Desert landscaping
- A private outdoor retreat
And because the lots are large, you aren't trying to squeeze all of that into a postage stamp.
Just remember: Arizona landscaping is different.
Certain plants can create tremendous shade and beauty, but they can also create maintenance headaches around a pool. Artificial turf can look fantastic but can become extremely hot depending on the material.
That's why we always recommend working with a professional landscape designer before committing to the final backyard plan.
The technology available today is incredible.
You can actually visualize what your backyard will look like at different times of day and throughout different seasons.
MOUNTAIN VIEWS ARE PART OF THE APPEAL
This community is located in Surprise, right near the Peoria boundary, which is part of the reason you're getting those mountain views.
Depending on the homesite, you can have views from the front or back of the property.
That's one of the things that makes these lots particularly interesting.
And if you're buying new construction, the homesite can matter just as much as the floor plan.
You can change countertops.
You can change cabinets.
You can change flooring.
You can't move your house after it's built.
That's why we tell our clients to think about the lot first.
THE LOCATION: RIGHT OUTSIDE VISTANCIA
This community sits near Happy Valley Road and the 303, just outside the Vistancia area.
And that location is important because you're getting the feeling of being tucked away without actually being far away.
Once you're off the freeway, the drive into the community is short.
You're also close to the shopping and dining around what locals refer to as the Four Corners area, around Lake Pleasant Parkway and Happy Valley Road.
You've got grocery stores, restaurants, banks, medical services, coffee shops, retail, fitness, and plenty of everyday conveniences.
And you're only about 20–25 minutes from Lake Pleasant.
For outdoor enthusiasts, that's a major lifestyle advantage.
LAKE PLEASANT IS PRACTICALLY IN YOUR BACKYARD
If you enjoy being on the water, North Peoria is tough to beat.
Lake Pleasant offers:
- Boating
- Jet skiing
- Fishing
- Paddleboarding
- Camping
- Hiking
- House boating
- Water activities
- Outdoor recreation
And it's not just a place you visit once a year.
When you live this close, the lake becomes part of your lifestyle.
You can head up for an afternoon, grab a drink, spend some time on the water, and be home without turning it into an entire weekend trip.
For someone with a boat, jet ski, paddleboard, or other outdoor toys, this location makes a lot of sense.
AND THEN THERE'S EVERYTHING NORTH OF PHOENIX
Another advantage of this location is access to Interstate 17.
From here, you're positioned to head north toward some of Arizona's most popular mountain and outdoor destinations.
Prescott.
Sedona.
Cottonwood.
Camp Verde.
Flagstaff.
And plenty of smaller communities and less-touristy spots that you'll discover once you actually live here.
That's one of the things we love about Arizona.
There's a lot more than the major cities you see online.
Once you live here, you start finding the places the locals actually go.
GOLFERS HAVE OPTIONS, TOO
If golf is part of your lifestyle, this area deserves a look.
You're close to the Vistancia area and the golf opportunities around it, including Blackstone.
And that's another reason this community may appeal to someone who wants a more upscale lifestyle without paying Scottsdale prices.
You're getting larger homes, larger lots, mountain views, golf nearby, and access to some incredible outdoor amenities.
It's not necessarily the same experience as living inside one of the Valley's ultra-luxury communities.
But that's exactly the point.
You're getting many of the same lifestyle benefits at a substantially different price point.
THE GROWTH STORY IS THE BIGGER PICTURE
Now let's talk about the elephant in the room.
Northwest Valley growth.
If you've been following our videos, you already know how strongly we feel about what's happening in this part of the Valley.
The expansion of the TSMC employment corridor is changing North Phoenix and the surrounding communities.
Thousands of jobs are coming into the region, and those jobs bring people.
People need places to live.
They need restaurants.
They need shopping.
They need schools.
They need healthcare.
They need entertainment.
They need infrastructure.
And we're already seeing that development happening.
This is one of the reasons we're seeing more new construction, apartments, build-to-rent communities, retail, and commercial development throughout the Northwest Valley.
It's not just about one company.
It's about an entire employment ecosystem developing around the area.
And that could have a significant impact on the long-term trajectory of communities like this.
BUT GROWTH ALSO COMES WITH TRADEOFFS
This is where you need to look beyond the sales brochure.
More jobs and more development are great for economic growth.
But more people also mean more traffic.
More homes mean more cars.
More commercial development means more activity.
And areas that once felt remote won't stay remote forever.
That's particularly important if you're buying in North Peoria because the very things that are creating future appreciation are also going to change the lifestyle.
That's not necessarily good or bad.
It's a tradeoff.
And that's exactly why we believe you need to understand what an area looks like today AND what it's expected to look like tomorrow before you buy.
WHAT ABOUT THE WATER?
We get this question constantly.
"What about water?"
And the important thing to understand is that water isn't simply a Greater Phoenix problem that applies equally to every city and every community.
The source of a home's water depends on the municipality and water provider.
Peoria has access to multiple water sources, including the Central Arizona Project, Salt River Project, groundwater, and reclaimed water.
The Central Arizona Project canal is also located near this area.
For us, the bigger point is that you need to look at the specific city and water provider rather than making a blanket assumption about the entire Phoenix metro.
And Peoria has been planning for significant growth.
That's important when you're considering a community that could look dramatically different 10, 20, or 30 years from now.
WHY WE LIKE THIS COMMUNITY

You're starting around 10,000 square feet, with larger homesites available.

That's a major difference from many newer communities.

These aren't cookie-cutter layouts.

The homes have a contemporary, streamlined feel.

That's a huge bonus for multigenerational living or frequent guests.
Three- and four-car garage options.
Perfect for buyers with cars, toys, storage needs, or other hobbies.
Lake Pleasant nearby.
Outdoor enthusiasts will love the location.
Golf nearby.
Another lifestyle benefit.
Close to shopping and dining.
You're not isolated despite the community feeling tucked away.
Major employment growth nearby.
The Northwest Valley is undergoing significant transformation.
THE CONS
There are a few things you need to understand.
This isn't Scottsdale.
The airport is farther away.
Traffic will increase as the area continues to grow.
Some of the future development is still just that—future development.
And if you're buying because you love the feeling of being "out in the middle of nowhere," you need to understand that this area won't stay that way.
That's the tradeoff.
THE PRICE IS WHAT MAKES THIS INTERESTING
Here's where we really start paying attention.
The base price for this type of home is in the mid-$700,000s.
And the average homesite is around 10,000 square feet.
That's a combination that is becoming increasingly difficult to find in the Greater Phoenix area.
Even better, some of the larger homesites can reach approximately 20,000 square feet, with the premium discussed in our tour being around $25,000.
Compare that with some other luxury communities where lot premiums can easily reach six figures.
That's why we keep telling buyers:
Don't just shop for the house. Shop for the homesite.
