Brand-New Luxury Home in a Gated Phoenix Community
If you're thinking about moving to Phoenix, there's a good chance someone has already told you to look at Scottsdale.
And there's a reason for that. Scottsdale is popular, established, and offers a tremendous lifestyle.
But then you start shopping for new construction.
That's when things get interesting.
New construction in Scottsdale can come with price tags that put it out of reach for many buyers, particularly if you're looking for a large home, mountain views, newer amenities, and plenty of space.
That's why we're seeing more relocation buyers look toward Northwest Peoria and the Vistancia area.
This part of the Valley is changing quickly. Major semiconductor and technology-related employment is expanding nearby, new infrastructure is being built, and large amounts of land are still available for residential development.
The result?
You can find homes with features that would command a much higher price in other parts of the Valley.
We recently toured a gated community featuring a beautiful Shea Homes floor plan, and it really demonstrated why this area deserves a closer look.
Here's what you need to know before you buy.
A GATED COMMUNITY WITH A LUXURY FEEL
The home immediately makes a statement.
The exterior has a modern elevation, paver driveway, iron detailing, and a three-car-wide driveway.
And then you walk through the front door.
The interior has the clean, modern aesthetic that so many buyers are looking for right now.
We're seeing a move away from the stark farmhouse look toward:
- Neutral colors
- Earthy tones
- Clean lines
- Minimalist finishes
- Modern cabinetry
- Natural-looking materials
- Larger windows
- Open living spaces
The home manages to feel modern without being completely cold or sterile.
And the amount of natural light is impressive.
There are windows everywhere.
Of course, in Arizona, that also means you'll want to budget for professional window cleaning from time to time—especially after monsoon season.
That's just part of desert living.
THE KITCHEN IS DESIGNED FOR ENTERTAINING
The kitchen is one of the home's biggest selling points.
There's a large island, extensive cabinetry, a six-burner gas cooktop, griddle, double ovens, microwave, dishwasher, and an additional beverage refrigerator.
There's also a secondary sink designed for food preparation.
And there's a lot of storage.
We're talking about cabinets that continue across the kitchen and around the refrigerator, along with a dedicated pantry.
One of the things we always recommend when looking at a new construction home is to look beyond the pretty finishes.
Ask yourself:
How will this kitchen actually function when you live here?
Where will you put your Costco purchases?
Where will the kids get their drinks?
Where will you store small appliances?
Where will you put all the dishes when you're entertaining?
Those practical questions matter just as much as the quartz countertops.
THE TECHNOLOGY IS IMPRESSIVE—BUT THINK LONG TERM
The appliances in this home are packed with technology.
You can select different cooking modes, including baking, convection, air frying, and dehydrating.
The appliance can even walk you through different cooking functions.
It's impressive.
But this is also something we encourage buyers to think about carefully.
Technology changes.
A finish that looks cutting-edge today might feel dated in 10 or 15 years.
The same applies to highly specialized design elements.
That's one reason we tend to favor finishes that feel modern but aren't so trendy that they could become difficult to resell later.
You want your home to feel current without turning it into a time capsule.
A DROP ZONE MAKES EVERYDAY LIFE EASIER
One of the small features we really liked was the drop zone near the garage entry.
Think about what happens when you get home from Costco.
You're carrying groceries.
You have bags.
Maybe the kids are with you.
You don't want to walk through the entire house to put everything away.
A well-designed drop zone lets you come in, unload, and get everything where it belongs.
These are the little details that can make a large house much more functional.
THERE'S AN EN SUITE ON THE MAIN LEVEL
Another major advantage of this floor plan is the en suite bedroom located toward the front of the home.
We see this request constantly from buyers relocating to Arizona.
Maybe Mom and Dad are coming to visit.
Maybe they're moving in.
Maybe you have an older child who needs more privacy.
Maybe you simply want a dedicated guest room.
Having a bedroom with its own bathroom gives you a lot more flexibility.
And because it's separated from the primary suite, guests can have their own private area without taking over the rest of the house.
THE OFFICE COULD BE MUCH MORE THAN AN OFFICE
There's also a separate office space on the main level.
But you don't have to use it as an office.
Depending on your lifestyle, it could become:
- A piano room
- Reading room
- Homework area
- Kids' study space
- Craft room
- Library
- Playroom
You could even add doors to make it more private.
That's something we love about these larger floor plans.
You're not forced into one specific use for every room.
UPSTAIRS IS WHERE THIS FLOOR PLAN REALLY OPENS UP
The second level has even more space.
There's a large loft area that could become a:
- Game room
- Movie room
- Teen hangout
- Sleepover space
- Second family room
- Hobby area
And because the room is genuinely large, you're not limited to putting one piece of furniture in it and calling it a loft.
You can actually create a separate living zone.
That's particularly useful for families.
The kids can have their own space upstairs while the adults have the main living area downstairs.
LARGE SECONDARY BEDROOMS
The secondary bedrooms are another pleasant surprise.
They're not tiny rooms designed around a bed and a nightstand.
There's room for beds, dressers, desks, and additional furniture.
One of the secondary bedrooms even has its own en suite bathroom and a large walk-in closet.
That's a feature you don't see in every new construction home.
And if you have teenagers, that privacy can become incredibly valuable.
THE UPSTAIRS UTILITY ROOM IS HUGE
Then there's the utility room.
And honestly, calling it a laundry room doesn't do it justice.
There's a tremendous amount of cabinetry and storage.
You could use the space for:
- Linens
- Cleaning supplies
- Seasonal items
- Winter clothing
- Household storage
- Laundry supplies
This is another example of something that doesn't necessarily sound exciting when you're shopping online but becomes incredibly valuable once you live in the house.
Storage is one of those things you never think you need enough of—until you don't have enough.
THE PRIMARY SUITE IS MASSIVE
The primary bedroom is located in its own section of the home.
And it's big.
Really big.
There's enough room for a king-sized bed, seating area, furniture, and potentially a television without making the room feel cramped.
The primary bathroom continues that spacious feeling.
There's a long vanity, plenty of drawers, a private water closet, a large shower, and a substantial walk-in closet.
The closet is large enough that we would absolutely recommend bringing in a professional closet company after closing.
With a custom system, you can maximize the vertical space and create dedicated areas for shoes, clothing, accessories, luggage, and everything else.
A big empty closet is nice.
A professionally organized big closet is even better.
THE BACKYARD HAS POTENTIAL
The backyard is another place where you need to look beyond the model landscaping.
The covered patio provides a great starting point, and there's plenty of room to create your own outdoor living space.
Depending on the homesite and final design, you could potentially add:
- A swimming pool
- Outdoor kitchen
- Pergola
- Fire pit
- Additional seating
- Landscaping
- Water features
- Putting green
- Dog run
Arizona buyers need to think differently about landscaping.
Shade is not optional here.
And neither is understanding how hot different materials can become during the summer.
Artificial turf looks great, but it can become extremely hot. Desert landscaping can actually be a better option in certain areas.
This is why we recommend working with a professional landscape designer before finalizing your backyard.
The technology available today allows you to see how your landscaping will look—and how shade will fall—at different times of day and throughout the year.
THE MOUNTAIN VIEWS ARE A MAJOR ADVANTAGE
Now let's talk about one of the biggest reasons people are looking at this part of the Valley.
The views.
This neighborhood is positioned so that mountain views are available from different homesites.
And that is becoming increasingly difficult to find at reasonable prices.
You can still find open land and elevated homesites throughout parts of the Northwest Valley.
That simply isn't the case in many established areas.
In Scottsdale, mountain views can come with multimillion-dollar price tags.
Here, you can potentially get the views, newer construction, larger floor plans, and a more suburban lifestyle for significantly less.
That's the opportunity.
THE COMMUNITY: NORTHPOINTE AT VISTANCIA
The community we're touring is part of Northpointe, a village within the larger Vistancia master-planned community.
That's an important distinction.
You're not simply buying a house.
You're buying into a neighborhood within a village within a master-planned community.
Vistancia itself encompasses approximately 7,100 acres and has become one of the most established master-planned communities in the Northwest Valley.
The area has evolved dramatically since its early days.
Twenty years ago, one of the biggest selling points was its distance from the rest of Phoenix.
Today, that same location is becoming a major advantage because development has moved toward it.
THE SOVITA CLUB ADDS ANOTHER LEVEL OF LIFESTYLE
Northpointe also has access to the Sovita Club, giving residents an additional lifestyle amenity within the larger Vistancia community.
And if you're a golfer, this area gets even more interesting.
You're close to golf opportunities including Blackstone, a private club, as well as other courses in the area.
That's a big part of what makes this location attractive to buyers who want a more upscale lifestyle but don't necessarily want to pay Scottsdale prices.
THE NUMBERS ARE WORTH PAYING ATTENTION TO
The particular series we toured includes approximately 188 homes across the neighborhood, with multiple floor plans and elevations.
Depending on the plan and options, homes range from roughly 2,600 square feet to nearly 4,000 square feet.
There are also multiple bedroom and bathroom configurations.
The floor plan we toured can be configured with:
- Three to six bedrooms
- Two-and-a-half to four-and-a-half bathrooms
- Multiple living spaces
- Three-car garage options
- Large lots
- Optional features and upgrades
The base pricing for the homes discussed in the tour was around the $800,000 range, before lot premiums, options, and upgrades.
That's where buyers need to be careful.
The base price is not the final price.
NEW CONSTRUCTION PRICING IS MORE COMPLICATED THAN IT LOOKS
This is one of the biggest reasons we recommend having representation before you walk into a builder's sales office.
You see a house online for $799,000.
Sounds great.
Then you start adding:
The lot.
The elevation.
The structural options.
The design center upgrades.
The flooring.
The countertops.
The cabinets.
The electrical options.
The lighting.
The landscaping.
And suddenly that $799,000 house isn't $799,000 anymore.
That's not necessarily a bad thing.
You just need to understand the numbers before you commit.
And you need to know which upgrades are actually worth paying for.
WHY GETTING IN EARLY MATTERS
There's another major consideration with new construction:
The earlier you get involved, the more choices you have.
When a community is brand new, you can potentially choose:
- Your homesite
- Your lot orientation
- Your elevation
- Your exterior colors
- Your structural options
- Your floor plan
- Your location within the neighborhood
But there's a tradeoff.
When you're one of the first buyers, you don't necessarily know who's going to build next door.
That's why we spend so much time helping clients understand not only what they're buying today, but what the neighborhood could look like when it's finished.
WHAT ABOUT VISTANCIA'S GROWTH?
Here's where things get really interesting.
Vistancia was originally attractive because it was removed from the hustle and bustle.
That is changing.
The 303 has dramatically improved access to the area, and major employment growth is happening throughout the Northwest Valley.
The expansion surrounding TSMC and the semiconductor industry is one of the biggest drivers.
And we're not talking about just one company.
We're talking about an expanding ecosystem of employers, suppliers, housing, retail, schools, infrastructure, and services.
That's why we consider this one of the most important long-term growth areas in the Phoenix metro.
FIVE NORTH COULD CHANGE THE AREA AGAIN
One of the biggest developments to watch is Five North.
The project is expected to bring additional employment, housing, retail, and other development into the area.
There's already a massive Fry's Marketplace nearby, along with additional shops and services.
That is a huge improvement from the Vistancia of 15 or 20 years ago.
But growth comes with tradeoffs.
MORE CONVENIENCE
More restaurants.
More shopping.
More jobs.
More services.
More entertainment.
MORE TRAFFIC
More residents.
More apartments.
More employees.
More cars.
More congestion around the major access points.
That's something buyers need to understand before purchasing.
A development can be fantastic for long-term property values while simultaneously making the neighborhood busier.
Both things can be true.
WHAT ABOUT THE PROMISED MAIN STREET?
There's also talk about a future walkable Main Street district within Five North, with upscale shopping, restaurants, entertainment, and other amenities.
It sounds exciting.
But here's our philosophy:
Don't buy a house based on something that hasn't been built yet.
We've seen too many communities where developers announce exciting future plans, only for those plans to take years longer than expected—or change completely.
Until leases are signed, dirt is moving, and construction is underway, treat future amenities as a possibility, not a guarantee.
That's particularly important if you're relocating from another state and don't know the local development landscape.
THE BIGGEST GROWTH DRIVER: JOBS
The long-term story here is employment.
The Northwest Valley is becoming a major technology and semiconductor hub.
TSMC is already operating in the Phoenix area, and additional investment is bringing more jobs and infrastructure to the region.
That matters for housing.
Thousands of high-paying jobs create demand for housing.
And that demand doesn't just affect luxury homes.
It impacts apartments, townhomes, resale homes, rentals, restaurants, retail, schools, and services.
This is one reason we're seeing so much development throughout North Phoenix and Peoria.
IS THE NORTHWEST VALLEY BECOMING SILICON VALLEY?
We're not saying Phoenix is going to literally become San Jose.
But the comparison is worth understanding.
Areas that were once considered far outside the core employment centers can transform dramatically when major employers arrive.
That's exactly what happened in Silicon Valley.
The Northwest Valley is experiencing its own version of that transformation.
The big question isn't whether growth is happening.
It's how that growth will shape the area over the next 20 to 30 years.
And that's why we look at these communities differently than someone who is simply showing you a pretty model home.
WHAT ARE THE PROS AND CONS?
No community is perfect.
This one has some major advantages, but there are also tradeoffs.
PROS
More home for your money.
Compared with Scottsdale, you're getting significantly more space at this price point.
Mountain views.
Something that's becoming increasingly expensive in established areas.
New construction.
Modern floor plans, newer systems, and the ability to personalize your home.
Strong schools.
North Peoria has several well-regarded school options, including newer charter schools.
Outdoor lifestyle.
Lake Pleasant, hiking, biking, boating, and off-road recreation are all nearby.
Golf.
Multiple golf opportunities are available in and around Vistancia.
Major employment growth.
The semiconductor and technology corridor is bringing significant investment to the region.
Master-planned community amenities.
Vistancia provides a more established community environment than many brand-new developments.
CONS
More future traffic.
The same growth that creates opportunity also brings more cars.
Some amenities are still developing.
Not everything that has been announced is currently open.
It's farther from Sky Harbor.
If you travel frequently, you'll want to account for the additional drive.
Future development will change the area.
If you love the quietness today, understand that it won't stay exactly the same.
New construction costs add up.
Base price isn't the final price once you add the homesite, structural options, design upgrades, and other improvements.
SO, IS THIS REALLY THE NEW SCOTTSDALE?
Let's be clear.
It isn't Scottsdale.
And honestly, that's part of the appeal.
You're not getting Scottsdale's nightlife, tourism, established luxury retail, or urban energy.
Instead, you're getting something different:
More space.
Newer homes.
Large floor plans.
Mountain views.
Outdoor recreation.
Golf.
Family-friendly communities.
Major employment growth.
And significantly more room to grow.
If you're looking for a luxury lifestyle without the Scottsdale price tag, Northwest Peoria and Vistancia deserve serious consideration.
Especially if you're thinking long term.
THE BOTTOM LINE FOR PHOENIX RELOCATION BUYERS
If you're moving to Phoenix from another state, don't make the mistake of choosing your neighborhood based solely on what looks good online.
A beautiful model home doesn't tell you:
- What will be built next door
- Where the future roads will go
- How traffic will change
- What the final views will look like
- Which amenities are actually funded
- How much your lot will cost
- Which upgrades are worth buying
- What the resale market could look like
- How far you'll really be from work, shopping, recreation, and the airport
Those are the questions you need answered before you buy.
That's especially true in a rapidly changing area like Northwest Peoria.
