“Buckeye is booming.”


And it’s true.


Buckeye is one of the fastest-growing areas not just in Arizona—but in the entire country.


But here’s where buyers get stuck…

Growth sounds like a no-brainer.


More homes. More development. More opportunity.


So it must be a great place to buy… right?

Not necessarily.


Because growth alone does not automatically make something a smart investment—or the right place for you to live.


And Buckeye is one of those areas where there are some serious advantages… and some very real tradeoffs.

  • North of I-10 → communities like Verrado, which feel like their own city


And if you try to judge all of Buckeye based on just one of those areas…

1. EXPLOSIVE GROWTH (YES—IT’S REAL)

Buckeye is growing fast.

  • Massive land availability
  • New communities being built
  • Long-term infrastructure plans

Communities like Verrado have already proven what’s possible.


But here’s the reality:

👉 Growth in Buckeye is long-term growth


Not overnight transformation.


Some projects you’re hearing about?

  • Freeways → expected completion around 2040
  • Master plans → 20–30+ year buildouts


So yes—it’s growing.


But patience is required.


2. MORE HOUSE FOR YOUR MONEY

Compared to central Phoenix, Scottsdale, or Chandler…

👉 You will get more home for your budget.


But here’s what most people don’t realize:

Lower home price ≠ lower monthly cost


Buckeye has some added expenses:

  • Higher water costs (private utility systems)
  • Hard water (more wear on appliances)
  • CFDs (extra property tax layer)
  • HOA and community fees (especially in Verrado)


Example:

  • Extra ~$100/month in water
  • Extra ~$100/month in property taxes (CFD)


So yes—you get more house…

But the true cost of ownership matters.


3. MASTER-PLANNED COMMUNITIES (DONE RIGHT)

This is where Buckeye really shines.


Especially in:

  • Verrado
  • Sun City Festival
  • Tartesso (with some caveats)


Verrado in particular?

👉 Honestly one of the most unique communities in the entire Phoenix Valley.

  • Tree-lined streets
  • Walkable Main Street
  • Golf, parks, trails
  • Strong community feel


It doesn’t feel like typical Arizona.


4. SLOWER PACE OF LIFE

If you’re looking for:

  • Less density
  • Less noise
  • More space
  • A quieter lifestyle


Buckeye can be a great fit.


Especially if you’re coming from:

  • Smaller towns
  • Rural areas
  • Places where driving 30–45 minutes is normal


NOW… THE CONS (THIS IS WHERE IT GETS REAL)

1. LOCATION (THE #1 DEAL BREAKER FOR MANY)

Let’s not sugarcoat it:

👉 Buckeye is far.

  • 30–60+ minutes to Phoenix (depending on traffic)
  • Scottsdale? Even further
  • Airport commute can vary wildly


And here’s the bigger issue:

One major freeway: I-10


That’s it.


And it’s already congested.


Future freeway plans exist…

But they’re years (or decades) away.


2. INFRASTRUCTURE IS PLAYING CATCH-UP

Yes—new development is coming.

  • Retail takes years to fill in
  • Roads lag behind growth
  • Services expand slowly


Even in a successful community like Verrado:

👉 It took 20 years to get a major shopping district.

💰 Verrado buyer fee (~0.65% of purchase price)
