If you're thinking about moving to the Greater Phoenix area, one of the biggest questions you're going to ask is:


“What is the right area for me?”


So today, I did something fun.


I asked ChatGPT to rank the Top 5 Best Places to Live in the Phoenix area under $1 million… and then I’m giving you my real-world, boots-on-the-ground take.


And let me tell you — Number One surprised me.


Let’s jump in.


#5 – THE EAST VALLEY (QUEEN CREEK, MESA & SAN TAN VALLEY)

ChatGPT grouped these three together — and I get why.


They all offer:

  • More space per dollar
  • Newer homes
  • Suburban living
  • Strong growth


But let me be clear:

These three areas are NOT created equal.


There are good pockets and not-so-good pockets in each one. That’s where having a local expert matters.


Why People Love This Area

  • Bigger homes for the money ($400K–$700K range)
  • New construction everywhere
  • Open, less congested feel
  • The greenest part of the Valley
  • Hiking trails, water features, trees, mountain views
  • Rural properties available (no HOA, RV garages, horse property)


If you want space… toys… a workshop… a half-acre… this is where we look.


What’s Changing

San Tan Valley is officially becoming incorporated (meaning it becomes its own town — not merging with Queen Creek). That’s huge for long-term growth.


We’re also seeing:

  • SR-24 expanding into a full freeway
  • The future SR-505 planned (7–10 year timeline)


Translation?

This area will see exponential growth.


Trade-Offs

  • Longer commute to Central Phoenix
  • Utilities vary (municipal water vs. private water vs. wells)
  • Some areas have CFDs (extra tax layer)
  • Schools are strong in Mesa and Queen Creek — still improving in parts of San Tan Valley


And no — it’s not “hotter” here than the rest of Phoenix.


When it’s hot, it’s hot everywhere. 


#4 – PEORIA (ESPECIALLY VISTANCIA)

Now ChatGPT specifically pointed to Vistancia in Peoria, and I agree — that master-planned community stands out.

  • Tons of parks & trails
  • Massive future appreciation potential


With Taiwan Semiconductor and Amkor bringing thousands of jobs to North Phoenix, this entire Northwest Valley is positioned for serious growth over the next 20 years.


Price Range

  • $400K–$500K for many homes
  • $500K–$700K for most new builds
  • Around $1M gets you serious luxury (would cost $1.5M+ in the East Valley or $2–3M in Scottsdale)


Lifestyle

If you love:

  • Desert landscape
  • Open space
  • Outdoor recreation
  • Lake days
  • Hiking and wildlife


This area is for you.


You’re 20–25 minutes from Lake Pleasant — boating, paddle boarding, camping, fireworks, water slides. It’s a vibe.


Trade-Offs

  • About an hour to Sky Harbor Airport
  • Commute to Downtown Phoenix can be tough
  • You will see wildlife (scorpions, coyotes, rattlesnakes, javelinas, tarantulas… welcome to Arizona)


If you work Northwest? Perfect.


If you fly weekly? Maybe not ideal.


#3 – GOODYEAR (INCLUDING ESTRELLA MOUNTAIN RANCH)

Goodyear continues to grow rapidly.


If you want resort-style living, Estrella Mountain Ranch feels like vacation 24/7.


What Makes It Appealing

  • Master-planned communities
  • Mountain views
  • Golf courses
  • Family-friendly
  • Median price around $480K
  • Great value (arguably biggest bang for your buck so far on this list)


There’s also major development happening — shopping, Buc-ee’s coming in, future SR-30 freeway planned.


Trade-Offs

  • Interstate 10 traffic is rough
  • 45–60 minutes to airport
  • Fewer established hospitals compared to East Valley or Peoria
  • Longer commute if you work central or east


This area works beautifully depending on where you work. Timing your commute (many locals work 6–2 or 7–3) makes a huge difference.


#2 – GILBERT

Everyone expected this one.


Gilbert has transformed from a small farming town into one of the most desirable suburbs in Arizona.


Why People Move Here

  • Strong schools
  • Family-focused culture
  • Incredible restaurants (yes, Michelin-level)
  • Gilbert Regional Park
  • Events, festivals, farmers markets
  • Beautiful master-planned communities (Morrison Ranch is stunning)

You can still find homes under $1M — but it’s the priciest area on this list.


What’s Amazing

Downtown Gilbert is:

  • Family-friendly

It’s charm meets modern.


Trade-Offs

  • Very built out
  • Thousands of apartments
  • Water bills are high (infrastructure upgrades required after rapid growth)


It’s not just about home price — utilities, taxes, and overall cost of living matter too.


#1 – AHWATUKEE FOOTHILLS (YES… REALLY)

This one surprised me.


Ahwatukee is technically part of Phoenix — but it feels like its own tucked-away community.


And honestly? It deserves the top spot.


Why It’s So Strong

  • Hugged by freeways on two sides
  • 15–20 minutes to Sky Harbor Airport
  • Close to massive employment hubs
  • 10–15 minutes to Costco & Chandler Mall
  • Mountain views everywhere
  • Direct access to South Mountain (51 trails)


Median home price:

$480K–$550K


Schools

  • Kyrene School District
  • Charter options (Basis, etc.)
  • Strong academic reputation


Lifestyle

You get:

  • Hiking at your doorstep
  • Central location
  • Medical care
  • Dining
  • Shopping
  • Entertainment
  • A true neighborhood feel


Only about 70,000 residents. Three zip codes. Very tight-knit.
