Everyone online says Phoenix is sunny, affordable, and easy.
And yes — it’s sunny.
But if you’re relocating from out of state, there are some hard truths nobody talks about until after you’ve moved… and by then, it can cost you tens of thousands of dollars in mistakes and regret.

I help people relocate to the greater Phoenix area every single day. Some absolutely love it. Others realize quickly this isn’t the Arizona they imagined.
So today, we’re pulling back the curtain.
Not to scare you.
Not to bash Phoenix.
But to make sure you move here with your eyes wide open.
Ugly Truth #1: Phoenix Is Not “Cheap” Anymore
A lot of out-of-state buyers still think Phoenix is a bargain city.
That information is outdated.
Yes, Phoenix is often more affordable than California or parts of the Northeast. But that doesn’t mean it’s cheap.
Here’s the reality:
- Entry-level homes: $450,000–$550,000
- Desirable suburbs: $600,000–$800,000
- Strong lots in top areas: $1M+
- And no, I’m not just talking about Scottsdale
New construction?
That “starting in the $500s” price tag is not the final price.
You’ll add:
- Lot premiums
- Design center upgrades
- Landscaping
- Blinds
- Appliances
- Builder “à la carte” upgrades
A $550K base price can easily become $650K+.
Spec homes (builder-selected homes) often include cosmetic upgrades but skip functional ones — like upgraded sliders, better insulation, or premium lots.
What you see in the model is not what you get at the advertised price.
Phoenix only feels affordable when you compare it to somewhere more expensive.
Ugly Truth #2: The Summer Is Mentally Hard — Not Just Hot
Everyone says, “I know it’s hot.”
You don’t know until you live it.
110° isn’t “sit on the patio” weather. It’s not “walk the dog at noon” weather.
Summer here is a lifestyle adjustment:
- Errands at 7am or after 7pm
- Planning grocery runs strategically
- Investing in cooling bags for your car
- Choosing shade over square footage
If you love being outside midday year-round, Phoenix may frustrate you.
But from October through May? It’s incredible.
We don’t deal with catastrophic snowstorms. No schools closing for ice. No winter driving accidents.
Phoenix is heaven — just not 12 months a year.
Ugly Truth #3: Not All Phoenix Suburbs Feel the Same
When someone says, “I want Phoenix,” I immediately respond:
Phoenix is massive.
Living in Buckeye feels very different than Scottsdale.
Gilbert feels very different than Surprise.
Distance matters.
Traffic patterns matter.
Freeway access matters.
Proximity to work matters.
I’ve had buyers fall in love with a house online… then hate it in person.
The wrong city is the fastest way to regret your move — even if you love the house itself.
That’s why we focus on the area first, house second.
Ugly Truth #4: New Construction Isn’t Automatically Better
People assume new = superior.
Not always.
New construction often means:
- Smaller lots
- Higher HOA fees
- Less mature landscaping
- Fewer established amenities
- Homes packed closer together
Even in higher price points, lot size and orientation can be disappointing.
Resale homes, on the other hand, often offer:
- Larger yards
- Mature trees
- Better shade
- Established neighborhoods
- More character
And in Arizona, lot orientation matters more than people realize. East-west facing homes on busy streets? That’s a double hit.
Shiny doesn’t always mean smart.
Ugly Truth #5: Utilities and Ownership Costs Shock People
Summer electric bills?
$300–$500 is common.
Large homes can exceed $800.
Bigger house = bigger everything:
- Cooling costs
- Cleaning
- Roofing
- Painting
- Window replacement
HOA fees range wildly:
- Older communities: ~$50/month
- Newer communities: $150–$200+ per month
And then there’s property tax, water, sewer, and special assessments.
If you’re only looking at the purchase price or Zillow mortgage estimate, you are not seeing the full picture.
The true cost of ownership is always more than the purchase price.
Ugly Truth #6: Phoenix Is Sprawling
The Phoenix metro covers over 14,000 square miles.
You can drive nearly two hours and still be in the metro area.
Out-of-state buyers constantly underestimate commute times.
If Google says 30 minutes, assume 45+.
Freeway reliance makes a massive difference.
It’s not about distance.
It’s about drive time.
Ugly Truth #7: Desert Living Is Different
If you're coming from the Midwest, the South, or the Pacific Northwest, this environment will feel very different.
You won’t see:
- Lush green grass everywhere
- Tall leafy trees on every street
- Four distinct seasons
You’ll see:
- Rock landscaping
- Cactus
- Desert plants
- Open skies
And not all desert is created equal. The East Valley feels different from the West Valley. Some areas are stunning. Others feel stark.
Phoenix is beautiful.
But it’s desert beautiful.
That distinction matters.
Ugly Truth #8: Some People Move Back
This doesn’t get talked about enough.
Some people:
- Miss family
- Miss green landscapes
- Hate the heat
- Realize they preferred visiting to living here
And moving twice is expensive.
You need to choose Phoenix because it fits your lifestyle — not because TikTok or YouTube made it look trendy.
