Let me be straight with you. Fountain Hills is not for everyone. And honestly, that is exactly the point.
If you are moving to the Phoenix Valley and you want something completely different from the cookie-cutter suburbs that seem to repeat themselves across the valley, Fountain Hills deserves a serious look. But there are also some very real trade-offs living out here that most people are not talking about.
After 22 years helping people relocate to the Greater Phoenix area, I can tell you this: people either absolutely fall in love with Fountain Hills… or they realize very quickly it is not the right fit.
And usually, there is no middle ground.
So let’s break down the real pros and cons of living in Fountain Hills in 2026 — no fluff, no sugarcoating.
PRO #1 — THE VIEWS ARE ABSOLUTELY UNREAL
This is the number one reason people fall in love with Fountain Hills.
The scenery here is honestly spectacular beyond what most people expect from Arizona.
You are surrounded by the McDowell Mountains, nestled into rolling desert hills, and backed by the massive beauty of Tonto National Forest. Everywhere you look, there are mountain peaks, giant saguaros, dramatic desert landscapes, and endless valley views.
And unlike many parts of the Phoenix area, Fountain Hills feels elevated — literally and visually.
You are perched above much of the valley, which creates some of the most breathtaking sunsets in Arizona.
Of course, people know Fountain Hills because of the famous fountain in the center of town. And yes, it is cool. The first few times you see it shoot into the sky, you are definitely going to stop and stare.
But honestly?
The fountain is not the reason people stay.
The real magic is the desert scenery and the feeling of being completely surrounded by nature.
PRO #2 — OUTDOOR LIFESTYLE ON ANOTHER LEVEL
Fountain Hills is built for people who genuinely love the outdoors.
And I do not just mean casual hiking once a month.
This area attracts what I call “elite outdoor lifestyle” buyers.
GOLF
Golf lovers are obsessed with this area.
You have multiple golf courses directly in Fountain Hills, plus incredible proximity to Scottsdale’s luxury golf scene. Whether you want public courses, private clubs, championship layouts, or resort-style golf experiences, this area delivers.
Some of the private clubs can easily run several hundred dollars during peak season, but if golf is your thing, this is one of the best locations in Arizona.
HIKING & BIKING
While some of the major trail systems are technically just outside Fountain Hills, they are incredibly close.
You are right next to the McDowell Mountain region, which means endless hiking, mountain biking, and trail access.
And if you head toward Bush Highway and State Route 87, you are in for one of the most beautiful drives in Arizona.
Honestly, I think parts of it are prettier than Sedona.
You will drive past wildflowers in spring, desert cliffs, wild horses, Canyon Lake, Saguaro Lake, and some of the most incredible Sonoran Desert scenery anywhere.
WATER ACTIVITIES
Most people moving to Arizona are shocked by how much boating and water recreation exists here.
Near Fountain Hills, you have:
- Saguaro Lake
- Canyon Lake
- Salt River recreation
- Paddleboarding
- Jet skiing
- Houseboats
- Fishing
- Kayaking
We even have clients who do annual paddleboarding trips down the Salt River to see the wild horses.
That is Arizona life most people never expect.
PRO #3 — QUIET, SAFE, AND EXTREMELY PEACEFUL
If you are looking for peace and quiet, Fountain Hills is hard to beat.
This is one of the safest-feeling communities in the Greater Phoenix area.
There is space between homes.
There is less density.
There is less noise.
And there is a much slower pace of life.
For many buyers — especially retirees, second-home owners, or people leaving busy cities — that is exactly the appeal.
The town itself stays relatively small, with only about 25,000 residents, and there is a strong sense of separation from the chaos of the rest of Phoenix.
During peak season — roughly October through April — things feel lively enough. There are festivals, events around the fountain, live music, and seasonal visitors.
But during the summer?
It gets very quiet.
And for some people, that peacefulness feels amazing.
For others… it feels isolating.
That is where the trade-offs start showing up.
PRO #4 — LUXURY AND UBER-LUXURY REAL ESTATE
Fountain Hills has become one of Arizona’s true luxury markets.
But there is a big difference between “luxury” and what I call “uber luxury.”
LUXURY COMMUNITIES
You absolutely have beautiful luxury communities here.
For example, Adero Canyon by Toll Brothers offers stunning homes with incredible finishes, mountain views, and upscale amenities.
These homes are gorgeous.
But they are still production luxury homes with repeatable floor plans.
UBER LUXURY
Then you have the truly custom homes.
These are the one-of-a-kind architectural masterpieces built into the mountainsides with insane panoramic views, dramatic glass walls, resort-style outdoor living, and fully custom designs.
These homes often start around $4 million and go dramatically higher.
And unlike many areas of the valley, Fountain Hills tends to hold value extremely well because the land, views, and location are so unique.
There is simply not another place exactly like it.
CON #1 — IT IS FARTHER FROM SCOTTSDALE THAN PEOPLE THINK
This is probably the biggest misconception buyers have.
People hear:
“It’s only 20 minutes from Scottsdale.”
No.
Not really.
Maybe at 3:00 AM with zero traffic.
Realistically, depending on where you are going, you are often looking at:
- 30 minutes
- 35 minutes
- 40+ minutes
Especially during peak season.
Shea Boulevard becomes extremely congested, especially between January and March when snowbirds flood the area.
And Scottsdale police heavily enforce speed limits through these corridors.
So if you think you are shaving time by speeding, trust me — you are not.
You are just increasing your chances of getting a ticket.
CON #2 — FOUNTAIN HILLS CAN FEEL ISOLATED
This is the biggest reason some people leave.
We recently worked with a client from Texas who rented in Fountain Hills before buying.
At first, she loved it.
The mountain views.
The quiet.
The desert scenery.
But after living there for a while, she realized something important:
You leave town constantly.
If you want:
- more shopping
- concerts
- nightlife
- upscale dining
- social activity
- entertainment variety
…you are almost always driving into Scottsdale.
And eventually, some people get tired of the routine.
For buyers who crave energy, walkability, social scenes, or variety, Fountain Hills can start feeling too isolated.
CON #3 — IT IS EXPENSIVE
Fountain Hills is not cheap.
Not even close.
In fact, the cost of living here runs dramatically above the national average.
And new construction pricing shocks a lot of buyers.

CONDOMINIUMS
Luxury condos are starting around:
- $1.3 million+
NEW CONSTRUCTION HOMES
New Toll Brothers homes in Adero Canyon currently start around:
- $2.2 million+
Even older homes in the $600K–$700K range are often:
- dated
- fixer-uppers
- or in need of significant remodeling
Now yes, older Arizona homes were generally built better than many homes today.
But buyers expecting “new construction pricing” from years ago are going to be surprised.
Luxury pricing in Fountain Hills has exploded over the last several years.
CON #4 — LIMITED JOBS AND BUSINESS GROWTH
Fountain Hills is not a major employment hub.
Most people living here either:
- commute
- work remotely
- are retired
- or own businesses elsewhere
There is very limited commercial expansion happening compared to cities like Chandler, Scottsdale, or Gilbert.
And because the town becomes much quieter during summer months, many businesses struggle with seasonality.
This is not the place for someone looking for booming economic growth, startup culture, or major corporate headquarters.
CON #5 — EXTREMELY CAR DEPENDENT
Fountain Hills may be beautiful, but it is absolutely one of the most car-dependent communities in the valley.
The roads are hilly.
Homes are spread apart.
Walkability is limited.
Even simple errands often require driving.
And while the views are stunning, there is another issue most people do not think about:
There is very little shade.
That desert openness creates incredible views…
…but it also creates intense sun exposure.
Especially during late spring and summer.
SO… IS FOUNTAIN HILLS WORTH IT?
Honestly?
For the right buyer, Fountain Hills is one of the most breathtaking places in Arizona.
If you want:
- luxury desert scenery
- peace and quiet
- outdoor living
- golf
- mountain views
- privacy
- custom homes
- a slower lifestyle
…it can be absolutely incredible.
But if you want:
- nightlife
- heavy social activity
- fast commutes
- major shopping
- constant entertainment
- walkability
- affordability
…there are probably better areas for you in the Phoenix Valley.
And that is exactly why relocation is so personal.
No city is perfect for everyone.
